The residential part of Towarowa 22 is launched – Archicom starts selling apartments in the center of Warsaw
In the place of the former printing house at Towarowa 22, a metropolitan quarter is being built where you will be able to comfortably live, work, meet and relax among lush greenery. In the immediate vicinity of the planned Park Słowa, the first residential building under the Archicom Collection brand will be built. The M7 apartments will be distinguished by modernist architecture, a dedicated art collection, a cinema room, a spa area and an atrial garden. Completion of construction at ul. Miedziana 7 is planned for the third quarter of 2026.
The M7 apartment building is an integral part of the multifunctional Towarowa 22 project in Warsaw, the architecture of which is the responsibility of the JEMS Architekci studio. The residential building with a cascading height of 4 to 8 floors will complement the existing urban fabric on the side of Miedziana Street and will be adjacent to the park, part of which will be ready by the end of 2025. The park's greenery will flow seamlessly into the inner courtyard, which will be filled with shrubs and trees. This garden with elements of small architecture intended for residents will encourage building neighborly relations. Properly selected vegetation will regulate the temperature and additionally quieten the space.
Unique apartments in a premium standard
140 comfortable, high-standard apartments will be built here. Spacious one- to five-room apartments will offer areas ranging from 38 to 148 sq m. Each of them will have a large balcony or loggia, and the premium standard will include winter gardens and panoramic windows overlooking the park. Roof terraces have been designed for the premises on the top floors, which can be developed with greenery.

Your own art collection
The characteristic element of the M7 community will be its own art collection. The interior of the hall will be decorated with signed works by Helmut Newton – one of the most famous photographers of the 20th century.
– Future residents will be welcomed by a representative ground-floor connector to the lobby with stylish details such as ceramic mosaic, terrazzo floor made of specially recovered aggregate, and a reception counter made of melted basalt. We also proposed ornamental glass, steel joinery, window divisions, round ceiling lighting and columns inspired by the modernist style of the House of the Polish Word. The building's facade is a composition of grooved sandstone, wooden panels and glass brick balustrades. – he adds Maciej Rydz, partner at JEMS Architekci.
On the ground floor, we are planning commercial premises where we will provide functions conducive to everyday life: a bakery, a cafe, a confectionery shop, a drugstore – all at the highest level. Residents will have a fitness center with a gym, sauna and massage room, a resident's club with a cinema room, a billiard table, a golf and table football area and a Lamborghini simulator at their disposal. Access to the smart home management system will allow you to voice or remotely control the lighting, regulate the temperature and turn off electrical devices. The application on your phone will enable you to open doors, gates or call the elevator using proximity controls.
Towarowa 22 is a multi-functional urban quarter developed by AFI Europe, Echo Investment and Archicom. Between Towarowa, Pańska and Miedziana streets, offices, apartments for sale and long-term rental, restaurants, service points, as well as space for culture and art are being built.
The central point will be a new downtown park with the restored pavilion of the House of the Polish Word. The advantage of the project is its location near the “Rondo Daszyńskiego” metro station. Residents with cars will also benefit from an underground garage with charging stations for electric vehicles.
The inauguration of the Archicom Collection brand is accompanied by an exhibition of signed works by Helmut Newton. The original exhibition can be viewed from May 27 at the Archicom Collection Gallery at ul. Grzybowska 58 on weekdays from 9 a.m. to 5 p.m. Admission is free.
