The RynekPierwotny.pl website compared the prices per square meter of studio apartments in the largest cities. Small apartments are more expensive – per square meter – than larger premises. In Warsaw it exceeds 22,000. zloty.

If someone thinks that if they want to buy a flat but have limited funds, a studio apartment will be the cheapest – they are very wrong. A square meter of the smallest apartments is much more expensive than in the case of larger apartments.

Prices of studio apartments in Warsaw, Tricity and Krakow

In April 2024, the price per square meter of a one-room apartment in Warsaw was on average PLN 22,795. At the same time, the average price of a two-room apartment was PLN 17,745/sq m, and a three-room apartment – PLN 16,172/sq m.

“We can therefore see that studio apartments in the capital are definitely more expensive compared to larger apartments. If we find a small one-room apartment in the so-called excellent location, e.g. near the metro, we can be sure that we will pay even more,” summarize the authors of the RynekPierwotny.pl website.

Year to year, the price of apartments in the Tricity on the primary market increased by 17%. In April 2024, the average price of a new apartment in Tricity was PLN 15,003/sq m. However, the sq m of a studio apartment was PLN 19,289/sq m, which is significantly above the average. In Gdańsk itself, the square meter of a 1-room apartment was approximately PLN 19,443.

In April 2024, the average price per square meter of a studio apartment in Krakow was PLN 18,279/sq m. The overall average price per square meter in this city was PLN 16,127/sq m. Year to year, this is an increase of 21%.

Prices of studio apartments in Poznań and Katowice

In Poznań, prices of studio apartments increased by 23% from April 2023 to April 2024. A few weeks ago, the average price of a new M apartment in Poznań was PLN 13,175/sq m. For the smallest apartments, the average price was PLN 16,932/sq m. However, the larger the apartment, the slightly cheaper it is. Thus, in April 2024, a two-room apartment in the capital of Greater Poland cost approximately PLN 12,986/sq m, and a three-room apartment cost on average PLN 12,048/sq m.

In April 2024, the average price per square meter of a studio apartment in Katowice was PLN 15,246. In turn, a two-room apartment cost PLN 12,684/sq m at that time, and a three-room apartment – PLN 11,332/sq m.
