After quarters of stagnation, Warsaw will build a large TBS block. There were some disputes
The plan to build a TBS block in Ochota has so far been doomed. However, after a delay of several years, construction works will soon start. – During this term, from 2018 to 2023, we want to deliver almost 12,000 apartments in three segments – announced the mayor of Warsaw, Rafał Trzaskowski.
The capital city does not actively operate on the construction market in the area of residential construction. In the years 2018-2022, only 502 TBS apartments were built in Warsaw. At the same time, only 327 municipal apartments were put into use – reports the capital “Gazeta Wyborcza”.

This bad streak may be ended by the decision to start the construction of TBS on the site of the former Banach bazaar in Ochota. The idea of building a large residential block in this place appeared a long time ago, but its implementation was first prevented by protests against the liquidation of the bazaar, then the project was vetoed by voivode Konstanty Radziwiłł, and even later – there was simply no money. financial difficulties and the district’s outrage over the use of the “lex developer” mode. More than six years after the first permit was issued, a contract with the contractor was finally signed.

TBS in Warsaw. Small number of parking spaces
The investment will be built on an area of over a hectare on the site of the former bazaar at Banacha Street. There will be 205 apartments in it.
The building has been slightly redesigned compared to the original design from a few years ago: it will eventually include parking spaces for 97 vehicles (78 in the garage and 19 on the property). Previously, only 59 parking spaces were included. The regulations do not provide for the number of parking spaces, but only stipulate a general obligation to provide them to residents. The developer must take into account the local development plan or the decision on the conditions of development and land development. The investment in Ochota is being carried out on the basis of controversial regulations called lex developer, which additionally relaxes the issue of providing parking spaces.
The idea of providing such a small number of parking spaces outraged the Ochota district authorities. – People are afraid that the area will face a car paralysis – said the mayor of the district, Dorota Stegienka, in an interview with “GW” a few years ago.
She managed to achieve her goal and the number of parking spaces will be increased. Nevertheless, one may ask why at least one space for apartments has not been provided – suffice it to say that many developers allocate 1.5 parking spaces for each apartment to enable tenants who have more than one car to purchase two spaces.
The investor, TBS Warszawa-Południe, argues that there is no need to increase the number of parking spaces. – TBS residents rarely own more than one car. The average for an apartment is half a car. Moreover, we want to make the city more people than cars, said the company’s president, Adam Godusławski.
The investment is to be completed within 24 months. Commissioning is planned for 2026. The investment value exceeds PLN 100 million. In addition to residential premises, the building will also include service premises, which will occupy an area of over 2,000 m2. sq m surface.
