You won’t believe how much a garage in Warsaw costs. The record price is jaw-dropping

Garage prices in Poland’s largest cities are reaching record levels. In Warsaw, you can pay up to PLN 360,000 for a garage, which sometimes makes it more expensive than apartments.

In Polish cities, garage prices are rising rapidly, surprising even the most persistent parking space seekers. The cost of a square meter of a garage ranges from just over PLN 4,000 in Poznań to almost PLN 9,000 in Warsaw, according to an analysis of offers posted on popular advertising portals conducted by Bankier.pl. The most extreme cases even exceed the prices of apartments, and the record offer amounts to a dizzying PLN 360,000.

The increase in garage prices is partly due to the end of the summer season and the influx of students who come to the big cities, bringing their cars with them. As a result, neighborhood parking lots are starting to fill up, and private parking spaces in garages are becoming a valuable alternative. Those hoping for a cheap garage, however, may be surprised by how much prices have risen recently.

Garage prices are breaking records

At the beginning of 2023, i.e. a year and a half ago, the most expensive offers for garages and parking spaces exceeded PLN 100,000. At that time, the record offer was a proposal to sell an 18-meter garage in Warsaw’s Praga-Południe district for PLN 135,000, which gave a rate of PLN 7.5 thousand per square meter. However, most offers did not exceed PLN 100,000 at that time.

In September 2024, garage prices in the capital reached almost PLN 9,000 per square meter. There were only 18 offers for the sale of 21 garages in Warsaw, of which only three had prices below PLN 100,000. The most expensive offer was a 21-square-meter garage in the Ochota district, the price of which was as much as PLN 360,000, which translated to over PLN 17,000 per square meter. For comparison, the prices of new apartments in Warsaw in August 2024 ranged between PLN 15.7 and 19.3 thousand per square meter.

Krakow, another of the largest cities in Poland, has also seen a sharp increase in garage prices. In the capital of Małopolska, the average asking price is over PLN 7,600 per square meter, with some garages asking as much as PLN 180,000. Out of 34 offers, only eight were priced below PLN 100,000, and cheaper garages were often in poor technical condition.

In Gdańsk, Wrocław and Szczecin, the rates also exceed PLN 5,000 per square metre. The average prices of garages range from PLN 90,000 to over PLN 100,000, which puts these cities in a similar situation to Kraków. Smaller cities, such as Łódź, Katowice and Poznań, offer slightly lower prices – in Łódź, the average price per square metre of a garage is just under PLN 4,900. In Poznań, despite the lower prices, the offer is very limited – only four garages were available on advertising portals.

In smaller provincial cities, such as Zielona Góra, garage prices are also approaching high values, reaching an average of PLN 4.8 thousand per square meter, which translates to around PLN 85 thousand per garage. However, significantly lower prices can be found in Białystok and Toruń, although the supply in these cities is exceptionally limited – there were 3 to 6 garages available for sale.

Parking spaces also cost money

At the same time, parking spaces are also reaching high prices. In cities such as Warsaw or Krakow, prices range from PLN 35,000 to even PLN 150,000, depending on the location and type of space. The most expensive are double parking spaces, for which sellers demand up to PLN 150,000. Surface parking spaces are also not cheap – prices start from PLN 30,000 and can exceed PLN 40,000.
