Our imaginations often include headlines about record sales, luxurious photo sessions and announcements about subsequent million-dollar transactions. However, the reality is completely different.

The more money is involved, the more silence surrounds them. The more demanding the client, the less need to show anything externally. In this segment, visibility ceases to be an advantage and becomes a risk. What works on the popular market, i.e. wide exposure, a large number of ads and maximum reach, often ceases to make sense in the premium segment.

This is why many transactions that seem non-existent from the outside actually take place out of sight. No announcements, no publications, no announcements. In silence, which is not an accident, but a conscious strategy.

There are many myths surrounding the premium real estate market. One of them goes something like this: the more expensive the property, the more spectacular the sale and the more hype. In practice, it is often completely the opposite. The higher the stakes, the less there is a need to show it to the world and build a narrative around it. In a popular market, high visibility usually helps because it increases the chance of reaching the right buyer. In the premium market, too much visibility can be very harmful. It can be discouraging, arouse unnecessary interest and introduce undesirable pressure.
