That is why RynekPierwotny.pl analysts checked how much you have to pay for the apartments located in the 25 % group. The cheapest premises from the total offer of developers that is available on the market.
When can we say that a flat in a given city is cheap? These great opportunities “the cheapest of the cheapest” are few. But if we look at the 25% of the cheapest apartments from the entire offer, available on the market, then it is only then that we can best “catch” this real price of the cheapest apartments. And this is what the exercise was performed by analysts from the RynekPierwotny.pl website.
What does a cheap apartment mean?
If we were looking for the “cheapest of the cheapest” apartments, then in Krakow and Warsaw you have to take into account the expenditure of at least 9-10 thousand. PLN per square meter, while in Poznań, Wrocław and Gdańsk a minimum is 8-9 thousand. zloty. But if we take into account the price below which is a quarter of the cheapest premises in the total offer of developers, then the prices are higher, but also more adequate to how much cheap apartment we can buy.
How much cheap apartments cost in the largest cities
In August, the highest upper price ceiling in this market segment was in Krakow (approx. PLN 14.6 thousand/sq m) and Warsaw (approx. PLN 14.4 thousand/sq m). In the other metropolises, the bar was suspended much lower. And so, the price of a square meter, below which one quarter of the cheapest premises in Wrocław was 12.5 thousand. PLN, in Gdańsk – 12.3 thousand PLN, and in Poznań – 11.5 thousand zloty.
The largest selection of apartments in the cheapest group was in the capital (over 4,000 apartments with a disclosed price) – here the investment activity of development companies beats the remaining markets on the head. – The cheapest apartments are usually located on the outskirts. These locations are less connected to the center and the largest clusters of jobs. A drawback may also be poor social infrastructure – no kindergarten, school or health center nearby – says Marek Wielgo, an expert of the RynekPierwotny.pl portal.
According to the experts of the RynekPierwotny.pl portal, the diversity of prices also results from the features of the building itself, including from construction technology or finishing standard. In addition, developers use the fact that buyers are willing to pay more for a nice view from the window, e.g. to the park. In new blocks, especially in skyscrapers, apartments on the upper floors are valued above, also due to better sunlight and greater privacy understood as the lack of neighbors looking into the windows and less noise.
How many cheap apartments are and in what districts to look for them? Analysis.
In Warsaw, it is worth starting by reviewing the offers of developers building on the right side of the Vistula, i.e. in the Białołęka districts (median is approx. 13.5 thousand/sq m), Wawer (approx. 13.4 thousand PLN/sq m) and Rembertów (PLN 13.7 thousand/sq m). At the same time, buyers can choose from nearly 2.6 thousand in Białołęka. premises with a disclosed price below 14.4 thousand PLN per square meter. In Wawra, the offer of development companies is much smaller (391 premises), while in Rembertów – due to the low investment activity of developers – very modest (only 61). There are more such premises in some more expensive Warsaw districts, e.g. in Ursus (407), Praga North (148), Targówek (120), Mokotów (86) and Italy (83).
– The problem is that the cheapest in unit prices are studio apartments and two -room apartments, and such at a price of up to 14.4 thousand. It seems that in this metropolis the cheapest district is Prądnik Biały, because here in the offer of developers of such premises is by far the most (615). On the other hand, the median prices of a square meter in this district is relatively high (15.7 thousand PLN/sq m), because it arises both cheap and expensive apartments. The lowest median is in the Krzesławickie Hill district (approx. PLN 12,000/sq m). Only that the offer of apartments with a price below 14.6 thousand PLN per square meter is much smaller here-only 217. PLN 13,000/sq m) is by far the lowest. In Wrocław, three -room apartments (nearly 1.5 thousand) dominate in this price segment. Two-room and four-room is more or less Fifty-Fifty (400-500) with a slight advantage of large meters.
And what do Gdańsk developers propose? Their offer includes less than 1.5 thousand. apartments with a disclosed price below 12.3 thousand PLN per square meter. After 650-640 apartments are offered by developers in the districts of Jasień and Orunia Górna-Gdańsk Południe, which are the cheapest districts of Gdańsk when it comes to the median of square meter prices (PLN 11.3 thousand and PLN 10.8 thousand/sq m, respectively). We skip Kokoszki or Matarnia, where it is even cheaper, but little is being built here. Other cheap apartments are mainly in Osowa (95) and Ujeścisko-Łostowice (74) districts. Due to the administrative fragmentation in Poznań, former districts were also included. Thanks to this, it can be indicated in which area of this metropolis is the largest cluster of cheap apartments, i.e. in this case with a price below 11.5 thousand. PLN per square meter. In total, there are about 2.1 thousand in Poznań, of which about 1,000 They offer developers in the Old Town district, which extends from the center to the northern borders of the capital of Greater Poland. It is an area with the most intense development development, and at the same time the most diverse offer. This is evidenced by a large offer of premises in the premium segment. Interestingly, the Old Town was also in August the cheapest area of Poznań in terms of median square meter prices available in the offer of developers (PLN 12.5 thousand/sq m). However, when it comes to the average price of a square meter, the new city was the cheapest. However, we added “only” 373 apartments with a price below 11.5 thousand. PLN per square meter. They could also be found in more expensive districts: Jeżyce (399) and Grunwald (305). The search can be forgiven in the Wilda district, in which the median prices is the highest and in August it was as much as 15.7 thousand. PLN per square meter.
Also in Poznań, the low price of a square meter usually means a large area. Nearly seven out of all the 10 cheapest apartments are three- and four-room premises (the former are over a thousand). Of course, the choice of two -room is also quite large (over 620 premises).
