Experts from the WOJAK Properties real estate agency reveal the behind-the-scenes of the ultrapremium segment in Warsaw.

Where are the most expensive properties in the capital and what do they look like?

The most expensive apartments in Warsaw are concentrated in several points on the city map. The leaders are the very center of Śródmieście, the green and prestigious Powiśle and iconic, modern high-rise investments. Contrary to popular opinion, ultra-premium luxury does not always have to impress with its gigantic space. Increasingly, the key word is unique. Of course, the most exclusive penthouses have areas exceeding 200 m², but their final value results from features that cannot be easily repeated in standard construction.

What distinguishes the most desirable properties on the market?

• A panoramic, unobstructed view of the Warsaw skyline or the Vistula bend.

• Terraces with an area of ​​several dozen or even several hundred square meters, which are an extension of the day zone.

When the price per square meter on the luxury market reaches PLN 90,000, traditional economic indicators no longer apply. Just a few years ago, such rates were difficult to imagine in Poland. So what determines such staggering amounts?

It is important to realize that in the ultrapremium segment, the price is very rarely driven solely by the physical construction costs. Buyers pay primarily for three elements: location, view and accessibility. If there are only two or three apartments with comparable parameters on the market, their value begins to be determined more by uniqueness than by classic housing market indicators.

As WOJAK Properties specialists point out, a significant departure from ostentatious splendor can be observed on the market. The status symbols of a dozen or so years ago – flashy gilding, heavy marble and rich palace-style decorations – have given way to sophisticated minimalism.

Today, the most expensive interiors captivate with… simplicity. The arrangements are dominated by:

– The most valuable properties of the future will likely not be the largest or flashiest. They will be the rarest – notes the CEO of WOJAK Properties.

In his opinion, in the segment of city apartments, as in the case of luxury residences near Warsaw, the properties that cannot be copied in any way will retain the greatest value. A unique address, limited supply and a view that will never be blocked by another skyscraper – this is something that has a chance to pay off in the future.
