By the end of the year, the number of advertisements should increase even more, which gives more chances to buy an apartment at an attractive price and location. It is also very likely that the offer prices of larger apartments on the secondary market will become more realistic, because there are no longer queues at the sellers’ doors as there were a year ago – such forecasts emerge from a sentiment survey conducted by the Nieruchomosci-online.pl portal.

In the case of studio apartments, most agents – 45%. – provides for stabilization of prices proposed by owners. 33 percent respondents predict increases, and 22 percent sees room for slight reductions. In the case of larger apartments it looks like this: 38%. intermediaries predict moderate reductions, 33 percent stabilization, and 29 percent raises.
– There is growing pressure on sellers to make their offer prices more realistic if they want to attract a buyer. Even in the middle of the year, 16 percent predicted a decline in the studio apartment category. intermediaries, and in the category of larger premises 26 percent. of them. The latest sentiment survey conducted after the third quarter indicates that it is now 22 and 38 percent, respectively. Forecasts we collected from 1.3 thousand people agents therefore suggest that in the last quarter of the year there is a greater likelihood of realignment of offer prices in the case of apartments larger than studio apartments – says Rafał Bieńkowski from the Nieruchomości-online.pl advertising portal.
Buyers will have more choice
So is this the end of a series of increases in already high prices, which often put apartments beyond the reach of many Poles? The answers should include, among others: including how many offers there are on the market. The more apartments to choose from, the greater the chances for negotiations and matching the expectations of sellers to the capabilities of buyers.
And the forecasts are that in the last months of the year, buyers will probably have an even greater choice of apartments. Such opinions prevail among real estate agents, both in the case of studio apartments (47 percent of respondents) and larger premises (55 percent of respondents). And these predictions are already starting to come true. Data from Nieruchomosci-online.pl indicate that in October the number of apartments advertised on the secondary market was almost 25 percent higher than in October. higher than in October last year, when apartments were wiped out of the market by the Safe Credit 2% program. Today, the offer is systematically growing from month to month, although it is still a long way from reaching the pre-BK2% level.
– People who can afford to buy an apartment, but who, for some reason, have recently postponed making the decision, may now be in a good situation. There are no queues of people waiting in front of the doors of apartments for sale on the secondary market like a year ago, offer prices are slowly becoming more realistic, and the offer is getting wider.
