Warsaw. They cut down a forest in a Natura 2000 area. Now they are selling plots. There’s a catch

In recent months, trees have been cut down in Warsaw in areas covered by the Natura 2000 protection program, which attracted the attention of local residents and environmental protection services. The company that cleared the land divided it into plots, which it now offers to buyers. Since the logging was not done legally, purchasing the land may pose problems in the future.

The cutting took place on a plot at ul. Ogórkowa in Wawer, near Wał Miedzeszyński. The attractive location is accompanied by an exceptionally favorable price, according to the Warsaw “Gazeta Wyborcza”. For a plot of 250 m² you have to pay PLN 46,000. PLN, and for a twice as large one – 500 meters – PLN 86,000. zloty. There are a total of 59 plots, which can bring the seller several million zlotys of profit.
The plots are offered by Dafe as recreational areas. The owner assures that almost anything can be built there “that is not permanently attached to the land”, including year-round houses. Dafe also ensures that there is access to the plots, and in the future there will be water connections from a deep well and electricity.

However, as the newspaper notes, these plots are in fact agricultural land, which imposes numerous restrictions on them.
Dafe bought the area last year and started clearing it two months ago. The situation caused concern among local residents and services because the area is protected under the Natura 2000 program. Any activity that may affect the environment requires obtaining appropriate permits.
In the case of cutting down trees in such areas, the procedure is particularly complicated. According to the regulations, cutting down trees in Natura 2000 areas may only be allowed in exceptional cases and after obtaining the consent of the regional director of environmental protection. Land owners must prove that their actions will not have a negative impact on conservation objectives, such as the protection of habitats or protected species.
Since the Dafe company did not have such permits, immediately after the felling began, the services arrived on site: the police, employees of the City Forests and the Regional Inspectorate for Environmental Protection. According to “Gazeta Wyborcza”, the press officer of the Warsaw Police Headquarters informed that the owners of the area were obliged to stop logging. Despite this, the company did not stop its work.
Therefore, in accordance with applicable regulations, the company will have to reforest the area within the next five years. If he sells the plots during this time, this obligation will pass to the new owners. For now, it is not known whether they are informed about this fact.
