Warsaw office market stable. The vacancy, however, increases
In the second quarter of 2025, 79.6 thousand arrived in Warsaw. sq m of offices. Stable demand, but the vacancy slightly up – amounted to 10.8 percent.
The Polish Chamber of Commercial Real Estate (Pink) published new, aggregated data illustrating the situation of the Warsaw office market in the second quarter of 2025. They show that at the end of June the resources of modern office space in the capital amounted to 6,329,000 sq m. This shows the persistent development of the office sector in Warsaw – despite the challenges that the commercial real estate industry is measured throughout Europe.
“In the second quarter of 2025, 79,600 sq m of modern office space was delivered to the market under two projects – The Bridge and Office House. Both investments were located in the central part of the city, in the area of the Daszyński roundabout,” Pink indicates in the announcement.
New investments in the key location of Warsaw are to respond to the needs of companies looking for prestigious addresses and modern standards, including pro -ecological solutions. The central region of the capital – especially around the Daszyński Roundabout – remains one of the most attractive areas for developers and tenants.
Warsaw vacancies in the second quarter of 2025
According to Pink data, at the end of the second quarter of 2025, the vacancy rate on the office market in Warsaw reached 10.8 percent. This means an increase of 0.3 percentage points compared to the previous quarter, but at the same time a small decrease by 0.1 points compared to the same period of 2024.
The availability of a free office space in the capital was a total of 682 700 sq m. By breaking this result into zones: in the central locations, the vacancy rate was significantly lower and amounted to 7.8 percent, while outside the center it reached 13.3 percent. These data confirm the ongoing trend of greater interest in well -connected locations in the heart of the city.
The relatively high indicator of vacancies outside the center results from limited demand for older offices with a less flexible arrangement of space or lower ecological standards. Industry experts indicate that the modernization of these resources or a change in their purpose may become a necessity in the coming years.
The demand for Warsaw office buildings does not weaken
In the second quarter of 2025, the total demand for modern office space in Warsaw amounted to almost 155,000 sq m. This result is similar to the reached in the first quarter of this year, although in an annual basis it means a decrease of about 13 percent. Interest in offices does not decrease – only its structure and form changes.
According to Pink, the Centrum and Służewiec zones enjoyed the greatest interest of tenants in the examined period.
These locations attract both large companies and smaller entities that look for convenient access to public transport and modern infrastructure. There are clear preferences of tenants to choose central and prestigious locations, which drives development investments in these areas.
In the period from the beginning of April to the end of June 2025, the highest participation in the demand structure was renegotiated – 59 percent, mainly due to two contracts with a total area of 41,000 sq m. The new contracts constituted 35 percent. activity, and expansions 6 percent
The domination of renegotiations indicates the high caution of companies and their concentration on cost optimization. At the same time, a significant participation of new contracts shows that despite the company’s market uncertainty, they still plan and implement relocations or adapt the office space to new work models such as hybrid.
