Used apartments are cheaper. Where’s the declines, and where are the record increases?
Prices of apartments on the secondary market fell in Warsaw, Krakow and other metropolises. Check where the reductions are the largest, and where they still grow.
August 2025 brought a clear cooling on the market of second -hand apartments in the largest Polish cities – according to the analysis of the Gethome.pl portal. For the first time in many months, the average prices of a square meter fell not only in Warsaw and Krakow, but also in Poznań and Wrocław compared to last year.
Price drops
The data indicate that in Warsaw the average price stopped at the level of less than 17.8 thousand. PLN per sq m, in Krakow amounted to approx. 16.7 thousand PLN, in Wrocław 14.2 thousand PLN, and in Łódź 9 thousand zloty. Declines were recorded in the Tri -City and Poznań – in both cases by 1 %, respectively to 16 thousand. PLN and 11.7 thousand PLN per sq m. The only region that was distinguished by its growth was the Upper Silesian-Zagłębie metropolis. There, prices increased by 4 %, to an average of PLN 9,100 per sq m, continuing the trend of 2024.
In an annual basis, GZM maintained the position of the leader of increases with a score of 6 percent. In Łódź and the Tri -City, prices increased by 3 percent, while in Krakow they fell by 5 percent, in Warsaw by 3 %, and in Poznań and Wrocław by 3 and 1 percent, respectively.
Despite the decrease in prices, the number of offers on the secondary market has also decreased. According to Adradar, in August, 10 percent were put up for sale. less apartments than a month earlier. The largest drop in supply concerned Krakow (-5 percent), smaller ones were recorded in Łódź, Poznań, Warsaw, the Tri -City and Wrocław. Only in Katowice the number of available premises remained stable.
Possible negotiations
Experts emphasize that sellers show flexibility and often reduce prices at the negotiations stage. An additional stabilizing factor is the large supply of new apartments, which are direct competition for the secondary market. In many metropolises, it is second -hand apartments that offer more favorable prices for people looking for premises within the average pocket.
Although higher increases are recorded in Upper Silesia and Łódź, it is there that the apartments remain one of the cheapest among large cities. Differences result, among others From the structure of the offer, in which premises in blocks and tenements from previous decades still dominate.
Experts note that after another reduction of interest rates, a housing loan can be easier to be available, although we will know the real impact of this trend on the secondary market only in the following months.
