A record number of apartments ready for delivery in the largest cities. Buyers have plenty to choose from.

This is a real offer boom. In the largest cities, never before – and according to analyses, certainly in the last six years – has the offer of apartments ready for delivery been so large.

– At the end of 2025, almost every third apartment offered by developers in Poland had the status “commissioned”. This is the effect of accumulation of supply with weaker demand, which in some cities may encourage developers to be more price flexible – explains Marek Wielgo, expert of the RynekPierwotny.pl portal.

Experts from the RynekPierwotny.pl portal checked the situation on individual markets and whether purchasing a ready-made premises is a good decision.

The market offer is growing at a record pace

BIG DATA RynekPierwotny.pl data shows that at the end of December 2025, developers offered approximately 123.8 thousand apartments throughout Poland. apartments, and nearly 38.8 thousand of them – almost every third – were ready for collection. For comparison, a year earlier there were 26.6 thousand such premises, i.e. every fourth in the total offer.

The largest accumulation of completed apartments is visible in the seven largest metropolises. Buyers could choose from over 72,000 there. offers, by 16 percent more than a year earlier. At the same time, the number of apartments put into use almost doubled – in December there were nearly 17,000 of them. Mostly in Warsaw and Łódź – approximately 3.5 thousand each. premises. The highest share of ready-made apartments on offer was recorded in Łódź and Poznań (approx. 30%), and the lowest in Katowice, where there were approx. 900 of them, i.e. approx. 14%. entire supply.

– At the end of last year, both the number and the percentage of completed apartments increased quite rapidly. But does this mean that developers are in a desperate situation? In Gdańsk or Warsaw, probably not. However, in Łódź and Poznań, the situation may keep many of them awake at night, says Marek Wielgo.

Why do we have so many ready apartments?

As the expert explains, the increase in the number of apartments ready for delivery is the result of the accumulation of investments started in the second half of 2023. It was a period of a sharp increase in developers’ activity, driven by, among others, the “Safe Credit 2%” program and optimistic economic forecasts.

In 2024, the program expired, which worsened the availability of loans, and in 2025, investment demand further weakened. Despite the reduction in interest rates, the possibilities of credit buyers were still limited, which is why many premises could not be sold at the investment implementation stage.

The expert draws attention to the fact that similar situations have occurred before.

– For example, at the end of 2019, the offer of Wrocław developers included nearly 2.7 thousand. ready apartments, which accounted for as much as 31 percent entire supply. In Gdańsk, the more difficult period fell in mid-2022, when the percentage of “vacancy” reached 24 percent, in Katowice – at the end of 2023 (29 percent), and in Krakow, similar situations appeared many times, most recently in 2022 (30 percent). In Warsaw, at the same time, the share of completed apartments jumped from 13 percent. up to 22 percent – says Marek Wielgo.

As he notes, in Łódź and Poznań the scale of the phenomenon is unprecedented, because there has never been such a large number and percentage of ready and unsold apartments there. This may mean an intensification of the price fight.

Ready-made apartments are still attractive to buyers

However, according to an expert from the RynekPierwotny.pl portal, developers do not have a “knife at their throats”. The economy is growing, unemployment remains low and the availability of credit is gradually improving. In such conditions, the demand for apartments should increase, which means that the number of ready apartments will decrease over time.

– Ready-made premises have two key advantages: they can be carefully inspected before signing the contract and they can be moved in quickly. This is especially important for people who currently pay for rent, comments Wielgo.

He admits that until recently the disadvantage of ready-made apartments was the limited choice:

– Usually, larger and more expensive premises remained on sale, because smaller and cheaper ones disappeared already during the construction stage. Today, with such a large supply of completed apartments, this argument is losing importance. The chance of finding a place that suits both the size and price is increasing – notes the expert.

To buy or not to buy?

From the buyers’ point of view, the economic calculation remains crucial.

According to analyzes of the RynekPierwotny.pl website, only in Warsaw are ready-made apartments on average more expensive than the entire market offer, including both premises under construction and those put into use. In December, the average price per square meter of the entire offer was PLN 18,400. PLN, while in the case of ready-made apartments it reached PLN 19.4 thousand. zloty. However, this is due to the specific nature of the capital. In the most expensive district – Śródmieście – ready-made premises constitute 43 percent. offers, and their average price exceeds PLN 58,000. PLN per square meter

The situation is different in other metropolises. Ready-made apartments can be significantly cheaper there than the average of the entire offer. For example, in Poznań in December the average price per square meter of all apartments was PLN 13.9 thousand. PLN, and premises put into use – approx. 12.7 thousand. zloty.

– It is not worth giving up on a ready-made apartment just because the advertisement shows a high price. Developers often want to finalize the sale of the last units in completed projects, which opens up room for negotiations. Discounts can be really significant – sums up Wielgo.
