This is the new housing luxury. Poles pay up to PLN 3.7 million for it
The most expensive part of the apartment is increasingly located outside its walls. This is not a joke, this is the new luxury.
Just a dozen or so years ago, the value of an apartment was determined primarily by the address, square footage and finishing standard. Today, on the real estate market, something that cannot be renovated or purchased after many years is becoming increasingly important. It’s about the view. A panorama of the sea, lake, mountains or urban buildings can increase the price of an apartment by up to several dozen percent. In some cases, the difference between premises in the same building is not in thousands, but in millions of zlotys.
– They are also more and more visible on the market of holiday apartments and investments located by the sea, lakes or in the mountains. Buyers are increasingly paying not only for the premises themselves, but also for space, light, privacy and above-average comfort of everyday life. This way, the most expensive meters are increasingly found outside the window – says Jarosław Jędrzyński, an expert at the RynekPierwotny.pl portal.
The panorama is more expensive than an extra room
Experts from the RynekPierwotny.pl portal have been repeating the principle “location, location and location again” for a long time. Today, however, what residents see every day after opening the curtains is increasingly becoming an integral part of this location.
In practice, this means that two almost identical apartments in the same building may cost completely different amounts. The price is determined not only by the square footage, but also by the floor, window exposure and the panorama behind them.
– This is best seen in seaside investments, where contact with water has become one of the most expensive goods on the real estate market. It is the panorama of the Baltic Sea or the Bay of Gdańsk that is today one of the most valuable added values of an apartment – explains Jarosław Jędrzyński.
You have to pay millions extra for a view of the Baltic Sea
One of the most spectacular examples is Świnoujście, which has been among the most expensive residential locations in Poland for years. In one of the investments, an apartment with an area of 167 sq m, located on the top floor and offering a panoramic view of the sea, was valued at nearly PLN 9 million.
Meanwhile, much smaller premises on the lowest floors achieve significantly lower prices per square meter. The difference exceeds 20 thousand. PLN for each square meter of surface.
– The problem is that the mentioned 200 meters are occupied by a forest belt typical of the immediate vicinity of the Baltic coastline. This arrangement means that the panorama of the sea from the lowest floors is severely limited or even invisible – notes an expert from the RynekPierwotny.pl website.
According to estimates, the difference resulting solely from the height of the location and the quality of the view may reach up to PLN 3.7 million. This is the amount for which you can buy several apartments in many Polish cities.
– Of course, we compare premises of different sizes and standards, but the scale of these differences clearly shows how important a role the panorama and the height of the apartment’s location are starting to play today. All the more so because the cost of constructing a square meter of real estate is in practice independent of the floor number. Therefore, with a pinch of salt, the mentioned difference can be considered as the market valuation of the Baltic Sea panorama viewed from the perspective of the top floor – says Jędrzyński.
Lakes, mountains and city panoramas
A similar phenomenon can also be seen in Tricity, Masuria and mountain resorts. In Gdynia, the differences between apartments on the ground floor and the top floors reach up to PLN 12,000. PLN per square meter. In the case of large apartments, this means an increase in value by over one million zlotys.
This works just as clearly on lakes. In one of the investments in Niegocin, apartments on the top floors are up to one third more expensive than apartments on the ground floor. The situation is similar in Zakopane, where buyers can pay hundreds of thousands of zlotys for a better panorama of the Tatra Mountains.
The view above all
Experts from the RynekPierwotny.pl website emphasize that an attractive view is becoming one of the most lasting elements of real estate value.
– Just a dozen or so years ago, the top floors of many buildings were not very popular. Today, the situation is the opposite – they are increasingly considered the most desirable – notes Jędrzyński.
The standard of the apartment can be improved by renovation, and the layout of the rooms can be changed during reconstruction. However, a view of the sea, lake or mountains cannot be created from scratch.
– In a world of increasingly dense development and limited space, an attractive view is beginning to become a resource as scarce as the land itself. And perhaps that is why a good panorama is increasingly often paid for as an extra room – and sometimes even much more – sums up the expert from the RynekPierwotny.pl website.
