These apartments are the hottest commodity on the primary market. Data show that the new offer raises the price bar by up to several dozen percent.
Two-room apartments have been the most popular segment of the primary market for years, but this year their position seems to be even stronger. BIG DATA RynekPierwotny.pl data show that in most of the largest cities, developers sell more “doubles” than they can offer. However, this is not the only signal coming from the market.
The difference between the apartments purchased by customers today and those that are just going on sale is becoming more and more visible. The new offer is usually more expensive, and in some cases the price differences reach up to several dozen percent. This may mean that the period of relative price stabilization is slowly coming to an end.
– Traditionally, two-room apartments are the most popular. For example, in Warsaw they accounted for 45 percent this year. all the premises for which developers found buyers – says Marek Wielgo, expert of the RynekPierwotny.pl portal.
The demand for “double” cars outstrips the new supply
The situation is similar in other metropolises. The exception is Wrocław, where the share of two-room apartments in sales does not exceed 40%. However, in most large cities, demand clearly exceeds new supply.
In Warsaw, developers sold approximately 3.3 thousand units this year. such apartments, while the offer included 2.7 thousand. new premises. In Krakow it was 1.2 thousand respectively. and 1 thousand, in Łódź 884 and 640, and in Poznań 872 and only 560 apartments.
Effect? The offer of two-room apartments is starting to shrink. In Poznań, their number dropped from January to May from 3.3 thousand. to 3.1 thousand, i.e. by nearly 7 percent. In Warsaw, their number decreased by almost 4 percent, and in Łódź, Kraków and Tricity, the declines ranged from 2 to 3 percent. Only in Wrocław the offer remained stable, and in the Upper Silesian-Zagłębie Metropolis it increased symbolically by 1%.
There are fewer and fewer two-room apartments within budget reach
The shrinking supply is starting to be reflected in prices. In Warsaw, the average price per square meter of two-room apartments available from developers has increased since the beginning of the year from PLN 18,400. up to 19.3 thousand PLN, i.e. by 5%. In Poznań, the increase was 3%. – from 13.5 thousand up to 13.9 thousand PLN per square meter. In other metropolises, the changes were minor.
– This is poor consolation, since, for example, in Łódź, the cheapest “2” model sold within five months of this year cost approximately PLN 200,400. PLN, while among the apartments put on sale at that time the lowest price was already PLN 349.1 thousand. zloty. That’s as much as 74 percent. more – says Marek Wielgo.
As the expert emphasizes, the increasing problem is not so much the level of average prices as the decreasing availability of apartments that fit buyers’ budgets.
– What is much more important is whether it is possible to find an apartment at all that fits the budget. And there are fewer and fewer such places.
New apartments are much more expensive
This is confirmed by the data regarding the new offer. In most metropolises, two-room apartments currently for sale are clearly more expensive than those purchased by customers.
– In most metropolises, there is a large price discrepancy between the two-room apartments for which developers found buyers this year and those they introduced to the market – notes Wielgo.
In Warsaw, buyers paid on average PLN 758.6 thousand. PLN for a two-room apartment, i.e. less than PLN 18.3 thousand. PLN per square meter. Meanwhile, the premises put on sale cost on average PLN 900,000. PLN, i.e. approx. 21.5 thousand PLN per meter. The difference amounted to 18-19%. In Poznań it exceeded 14 percent, and in Kraków, Łódź and Tricity it ranged from 5 to 7 percent.
– From the buyers’ perspective, this means one thing: the window of relative stabilization may be slowly closing. With the shrinking supply and rising prices of new apartments, the pressure on growth will probably increase, comments Wielgo.
The RynekPierwotny.pl portal expert points out that the popularity of two-room apartments is not solely due to the limited financial capabilities of buyers. This is increasingly a conscious choice of people who do not need a larger area and at the same time want to reduce the costs of subsequent maintenance of the premises.
