Although the prices of new apartments are still deterling, and loans are not cheap, willing for their own “M” there are plenty of. On the primary market, however, not large submeases are doing the best, but more compact premises. In the largest Polish cities, developers sold fewer apartments this year than a year ago, but experts on the RynekPierwotny.pl portal checked which of them enjoyed the greatest interest of buyers.

– It will probably not be a surprise to anyone that two -room apartments were most often bought in all metropolises. Wrocław was the only metropolis in which developers could rub their hands because they sold them 7 percent. more than a year ago – says Marek Wielgo, an expert of the RynekPierwotny.pl portal.

How do two -room apartments sell?

The expert emphasizes that two -room apartments are the most common selection of young couples and singles looking for the first “M”. However, this is not always a matter of a limited budget – many buyers decide on a smaller area, so as not to incur high maintenance costs, which are increasingly charged to home finances. This year, as in the previous one, the “two” accounted for as much as 40 percent. total sales in the seven largest metropolises, while pieces were sold only 16 percent. Four -room and larger apartments were the least popular.

The exception was Wrocław, where the sale of large apartments increased by 3 percent, while in other cities the number of transactions fell.

– The current interest rate discounts did not help, because to buy a large place you need to have a fortune – notes Marek Wielgo.

Developers tried to revive sales in various ways, offering discounts reaching up to 100,000. PLN, with different results. The largest decline in four -room and larger apartments was recorded in Katowice – only 212 premises sold in eight months, i.e. by as much as 30 percent. less than a year ago. In Łódź, sales decreased by 23 percent, and in Poznań and Gdańsk – by 22 percent.

How do three -room apartments sell?

Although there were more than twice as many people for three -room apartments than for the “four” and larger premises, the increase in sales year to year was recorded only in Wrocław (+23 percent) and Krakow (+2 %). In Katowice, the number of “threes” sold fell by as much as 25 %, in Łódź by 15 %, and in Warsaw by 12 percent. In Poznań, sales decreased by 8 percent, while in Gdańsk by 7 percent.

Studio apartments on the real estate market

What about the sale of pieces of pieces? In general, the sale of one -room apartments was also lower. The exception, however, is Gdańsk, where developers found buyers for over 750 studios in eight months. This result is 77 percent better than a year ago.

– It would not be surprising if a similar trend also occurred in other metropolises. It is known that loans are expensive, so people cannot afford larger apartments. Meanwhile, in most cities, the sale of studios fell. For example, in Warsaw as expensive as Gdańsk as much as 28 percent Therefore, there is probably no other explanation than the growing position of Gdańsk on the map of the best European tourist destinations. Scandinavians and British, and recently also Czechs and Slovaks are even delighted with Gdańsk. So investors took this city. The expert points out that buying a studio is not always the best choice, especially for young families. One -room premises are the least on the market, and in a square meter they turn out to be on average the most expensive. Expert: “Sale of apartments has fallen”

The expert points out that this year sales have fallen in all segments of apartments. However, this is not a surprise – a year ago, customers used the market using the “Safe Credit 2 percent” program. In recent months, in recent months, many interested in buying have been refrained from the decision, counting on the reduction of interest rates.

– After three such reductions, the demand for new apartments will probably jump to a higher mode. Buyers’ preferences will probably also change, because they depend to a large extent on their creditworthiness.
