January brings more second-hand apartment offers. However, demand remains low.

January is traditionally the weakest month in terms of apartment sales on the secondary market. At the same time, at the beginning of the year, the number of offers begins to increase. What about prices? Experts from the GetHome.pl website reassure potential buyers that they have no reason to worry.

– If we look back a few years, we will notice a certain regularity on the secondary market: in January, the demand for apartments is the lowest of the year, but sellers do not care much about it, because in the following months there are more buyers – says Marek Wielgo, an expert at GetHome.pl.

More offers, but demand still low

Data from the real estate portal search engine Adradar show that at the end of January, approximately 141.5 thousand properties were posted throughout the country. unique offers for sale of apartments, i.e. by 4%. more than at the end of last year. At the same time, the number of offers was approximately 12 percent higher. lower than in January last year.

In January, 22,000 were withdrawn from the secondary market. offers, which means a drop of 36%. compared to December.

– This may indicate a seasonal decline in demand for second-hand apartments. However, it is worth remembering that some offers are also withdrawn for other reasons, e.g. lack of interest or change in sellers’ plans – explains Marek Wielgo.

At the same time, 28,000 appeared. new offers, which means an increase of 22%. compared to December. GetHome.pl experts estimate that this is a typical, seasonal revival of supply after the slowdown in December.

The number of offers is increasing in most cities

In Warsaw in January the number of offers increased from 15.8 thousand. to 16.2 thousand, i.e. by 3%. A similar situation occurred in most other metropolises. According to Adradar, the number of unique offers on the secondary market increased by 2% in Łódź. (up to 5,000 premises), in Krakow by 4%. (up to 8.2 thousand), in Tricity by 5%. (up to 8.2 thousand), in Katowice up to 2.3 thousand apartments, and in Poznań by 9%. (up to 3.7 thousand).

– Only in Wrocław did the offer shrink symbolically – by 1%, to 8.3 thousand. apartments. Despite January’s increases, in all metropolises the number of offers remains lower than last year. In Wrocław, this decline reaches as much as 25%. – emphasizes the GetHome.pl expert.

January housing prices remain stable

Data from the GetHome.pl portal show that in January the average prices of apartments on the secondary market in most cities remained stable, and in some places there were declines. In Wrocław, the average price per square meter decreased by 5%. compared to December, to 13.6 thousand PLN, and decreased by 6% on an annual basis

Over the year, average prices increased, among others: by 4 percent in Tricity (up to PLN 16.5 thousand/sq m), by 3 percent in Poznań (PLN 11.9 thousand/sq m), by 2 percent in Katowice (PLN 11.7 thousand/sq m) and by 1 percent in Łódź (PLN 8.7 thousand/sq m). In Łódź, January also saw a 2% drop in the average price. compared to December. In Katowice and Poznań, prices increased by 2 percent, respectively. and 1 percent, while in the Tricity they maintained the level from December.

Experts pay special attention to Warsaw and Kraków. According to GetHome.pl data, in both metropolises the average price per square meter remains stable both monthly and yearly. In the capital the price is PLN 18,000. PLN per square meter, and in Kraków – PLN 17.1 thousand. PLN/sq m

– This year, sellers on the secondary market will probably not be able to increase prices due to the large supply of apartments on the primary market. Both these markets strongly influence each other. Due to the growing offer of new apartments, the prices of used apartments are stabilizing or falling, which in turn cools down the ambitions of developers – sums up Wielgo.
