In April 2025, the average offer prices of apartments from the secondary market in the largest Polish cities still showed a downward trend or stabilization. Secondary market – Łódź still the cheapest

Experts indicate that Łódź is still one of the cheapest metropolises-just like the cities of the Upper Silesian-Zagłębie metropolis (approx. 8.6 thousand PLN/sq m). In the secondary market, apartments in the PRL blocks and old tenements have a high share there. The increase in the average price of a square meter can largely be the result of a growing percentage of new premises, which in recent years has been created a lot. Meanwhile, in the other metropolises, the average price of a square meter of apartments offered on the secondary market either fell, or maintained the level of March. The data of the Gethome.pl portal shows that a two -percent reduction took place in Krakow (up to approx. 17.1 thousand PLN/sq m), and one -percent – in Wrocław (approx. 14.3 thousand PLN/sq m). The average did not change in April in Warsaw (approx. 17.8 thousand PLN/sq m), Tri -City (approx. PLN 15.8 thousand/sq m) and Poznań (approx. 11.7 thousand PLN/sq m).

A disturbing phenomenon on the April secondary market

The expert of the Gethome.pl portal points out that April also brought a disturbing phenomenon, which is a large decline in the number of apartments offered on the secondary market – and in all metropolises at the same time. According to the data of the Adradar real estate portals, in April 2025 the number of unique offers of apartments clearly fell in most major cities. In Warsaw, as much as a 21 % decrease compared to March was recorded. A similar situation took place in other metropolises: in Krakow the number of offers decreased by 18 percent. (up to 9.8 thousand), in Łódź by 16 percent (5.7 thousand), in Poznań by 15 percent (4.1 thousand), in the Tri -City by 14 percent (8.9 thousand), and in Katowice and Wrocław by 11 % respectively (2.7 thousand and 10.4 thousand). At the same time, decreases in the average square meter prices in Warsaw and Krakow were continued – by 4 percent, respectively. and 3 percent compared to last year. Price increases were recorded in Łódź (+5 %), and-to a lesser extent-in Poznań and Górnośląsko-Zagłębie Metropolis (+1 % after +1 %).

A similar trend was observed in the whole country. At the end of April, the number of unique offers of apartments was about 155,000, which means a decrease by over 11 percent. compared to March. At that time, about 33 thousand appeared on the secondary market. new offers – by 24 percent less than a month earlier. At the same time, 52.5 thousand were withdrawn. offers, i.e. by as much as 52 percent more than in March.

This situation may indicate that some buyers – who have the right creditworthiness – decided to accelerate the decision to buy an apartment. This may be influenced by waiting for the government program “First Apartment”, announced by the Ministry of Development and Technology. As previous experience with a “safe 2 % loan” showed, credit support announcements often translate into an increase in the prices of the cheapest premises.

– Remember, however, that the sellers are withdrawing some of the premises from the market, e.g. due to the lack of interest in the offer or change of plans. In the current market situation, it is more likely that the latter option prevails. In other words, some sellers decided to wait for a new borrowers’ support program. The more that there are so many new apartments in the offer of developers that used sellers do not have arguments for price increases. And those who care about fast sales must be cut off in the tone – note experts from Gethome.pl.

They add that as a result only in Krakow the prices of used apartments per square meter are higher than new ones. In other metropolises, apartments in the offer of development companies are more expensive, e.g. in Łódź and Górnośląsko-Zagłębie Metropolis by 23 percent.
