The Warsaw office market has had a very strong quarter. The demand for office space has increased significantly and the vacancy rate has decreased.

The Polish Chamber of Commercial Real Estate (PINK) has published aggregated data on the Warsaw office space rental market in the second quarter of 2026.

– At the end of June 2026, the resources of modern office space in Warsaw amounted to approximately 6,236,400 sq m – informs the Chamber in a published statement.

The data shows that in the second quarter of 2026, the modernization of the Przemysłowa 26 office building (Powiśle Nieruchomości) with an area of ​​2,350 sq m was completed in the capital.

– A total of 45,200 sq m of modern office space has been added to the market since the beginning of the year – points out PINK.

The demand for Warsaw offices has increased significantly

According to the PINK report, in the second quarter of 2026, the demand for modern office space reached 282,800 sq m. The Center, Służewiec and Central Business District areas enjoyed the greatest interest from tenants.

For comparison, in the first quarter of 2026 the demand amounted to 133,800 sq m, and in the same period last year – 155,000 sq m.

The report also shows that from April to the end of June 2026, contract renegotiations had the highest share in the demand structure, accounting for 52%. all transactions.

– New contracts (including pre-lease agreements) accounted for 44%. area covered by contracts, while expansions accounted for 4%. – says PINK.

Fewer vacancies in Warsaw

At the end of the second quarter of 2026, the vacancy rate in Warsaw was 8.5%. This is by 1.0 percentage points. less than the quarter before and by 2.3 percentage points. less than in the same period of 2025.

The office space available for rent was 529,500 sq m.

– In the central zones, the vacancy rate was 4.8 percent, while outside the center it reached 11.8 percent. – informs the Chamber.

PINK data comes from the largest consulting companies operating on the commercial real estate market, including: Avison Young, Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska and Savills.

The information includes the stock of modern office space, new projects put into use, the volume of lease transactions and the level of vacancy.
