The Polish mortgage market is growing thanks to foreigners? The results are record -breaking
In the first half of 2025, foreigners took out housing loans in Poland for PLN 3.6 billion. The record was collapsed in May and June – about PLN 650 million per month.
The Credit Information Bureau (BIK) recently stated that foreigners generate about 8 percent. sales of housing loans in Poland. This is data that shed new light on the real estate market – during the recession, the price movements were smaller than many expected, and the additional demand powered by foreign buyers could prove to be an important factor stabilizing the market.
Experts of the RynekPierwotny.pl portal are looking at these statistics, supplementing the analysis with the data of the Ministry of the Interior and Administration (Ministry of Interior and Administration) to better understand the role of foreigners in the Polish housing market.
There was a record in the mortgages of foreigners
The data show that the participation of foreigners in the housing loan market is growing at a record pace.
– We rarely have the opportunity to read the statistics that inform the importance of foreigners for the housing market and the mortgage market in a given period. That is why the information recently made available by BIK deserve attention – says Andrzej Prajsnar.
It points to the chart in which we see how from the beginning of 2022 to mid -2025 the sale of housing loans for foreigners changed.
– In the second quarter of 2025, records of housing loan values granted to foreigners were broken. I am talking about the results of May and June 2025 of approximately PLN 650 million – adds the expert.
15,000 loans for foreigners
Is about PLN 650 million a month in new mortgages for foreigners a lot? Experts of the RynekPierwotny.pl portal made calculations.
Assuming that the average value of a new housing loan for a foreigner was similar to the average in the entire market (PLN 440,000–450,000), in May and June 2025, foreigners took around 1,400-1500 new housing loans in Poland in Poland.
In the entire first half of the year, BIK estimated the value of “foreign” housing loans at PLN 3.6 billion. Maintaining this pace would mean a year -round result of about PLN 7.2 billion – much higher than in previous years: in 2022 it was PLN 2.2 billion, in 2023 – PLN 3.4 billion, and in 2024 – PLN 5.8 billion.
Such a level of credit action in 2025 would correspond to the granting of 15,000–16,000 housing loans to foreigners.
Foreigners and the loan market
Experts of the RynekPierwotny.pl portal also pay attention to another record – this time percentage. In May this year The participation of new housing loans for foreigners in all sales of mortgages for the first time exceeded 8.0 percent. (increase to 8.3 percent). The June result (7.9 percent) looked similar.
– It is worth noting that in December 2022 an analogous percentage also reached a high level (credit share of foreigners: 7.5 percent). Let us remember, however, that the situation from about three years ago was very different from the present. After quick interest rate increases caused by inflationary shock, the housing loan market was then in a state of collapse. The total sales of mortgages have shrunk faster than the demand from foreigners – notes Andrzej Prajsnar.
However, as he indicates, the limited interest in compatriots with new housing loans meant that in the second half of 2022, the participation of “foreign” loans in the entire sale of banks grew quickly – despite the low -in -law, as for the current conditions of the monthly value of the monthly credit action for foreigners (about PLN 130-150 million). In the following year, i.e. 2023, the situation was the opposite, because the total sales of housing loans grew faster than a credit campaign for foreigners.
The participation of foreigners in the sale of apartments
According to the expert, an interesting complement to BIK data is information provided every year by the Ministry of the Interior and Administration.
– Statistics of the Ministry of Interior and Administration indicate that from January to December 2024 foreigners, both as natural and through legal entities, acquired 17,330 apartments and 3,236 commercial premises. Preliminary data of the Central Statistical Office, based on real estate prices, speak of 288,771 premises (residential and non -residential) sold in 2024. It is therefore possible to estimate the participation of foreigners in housing transactions at about 7 percent. – says Prajsnar.
In reference to the statistics of the Ministry of Interior and Administration, experts Rynekpierwotny.pl accent to one more fact. In 2024, six largest cities (Warsaw, Kraków, Łódź, Wrocław, Poznań and Gdańsk) gathered as much as 43 percent. all the sale of apartments for foreigners.
– It can be assumed that the concentration of the sale of housing loans looked similar to foreigners – notes the expert.
