The largest such transaction in Europe. Warsaw in the spotlight
The Swedish company Eastnine AB purchased the Warsaw Unit office building for over PLN 1.2 billion. This is the largest such transaction in Europe in 2024.
Warsaw Unit, one of the most recognizable office buildings in Warsaw, was sold to the Swedish company Eastnine AB for EUR 280 million, which corresponds to over PLN 1.2 billion. This transaction was considered the largest in Europe on the office real estate market in 2024. Ghelamco, the developer responsible for the project, emphasizes the unique character of the facility, which is an important element of the capital’s office landscape.
Warsaw Unit sold
The building, located at Rondo Daszyńskiego, was built in 2017–2021. The 202-meter-high skyscraper offers almost 60,000 m² of office space spread over 46 floors. Its characteristic feature is the facade called “dragon’s skin” – the lower part of the building is covered with movable tiles that react to gusts of wind.
“We will make sure that Warsaw Unit remains one of the best and most prestigious office buildings in the city,” emphasized Kestutis Sasnauskas, CEO of Eastnine AB.
Prestigious location and modern solutions
Warsaw Unit is fully commercialized. The building attracts tenants with its location and innovative technological solutions. The office building also houses Skyfall Warsaw – an event space with a glass observation deck and a movable platform that offers spectacular views of the capital.
Ghelamco, which sold Warsaw Unit, has made other spectacular transactions. In the past, together with Madison International Realty, it sold the neighboring Warsaw Spire for over PLN 1.6 billion.
Record sales compared to Europe
The sale of Warsaw Unit stands out from the European real estate market. The value of the transaction and the prestige of the building emphasize the growing importance of Warsaw as an attractive location for investors. Thanks to its high standard, the building has become synonymous with modernity and comfort.
“Warsaw Unit is an example of architecture and technology that sets new standards in office projects,” adds Ghelamco.
