The second stage of the Chronos investment carried out by Moderna Holding in Warsaw has reached the shell stage. Currently, the window joinery is being installed, and at the same time, work on the façade has started. Construction completion is scheduled for November this year.

The new building will close the historic frontage at the intersection of Aleja Solidarności and ul. Żelazna, restoring urban coherence to one of the most important corners of Warsaw’s Wola.

The location of Chronos has strong connections with the pre-war development of Warsaw. The address at the intersection of today’s Solidarności Avenue (formerly ul. Leszno 81) and Żelazna Street was, before the war, part of the compact tenement house development of Wola. There was a tenement house here belonging to the local entrepreneur Herman Sieracz, in which, in addition to apartments, there was also a hat factory – an example of the combination of residential functions and small production, typical for this district. The building also had historical significance – it was located within the boundaries of the Warsaw Ghetto, and during World War II and the Warsaw Uprising, this area was one of the important points of fighting and dramatic events.

The Sierachka tenement house survived the war, although in a reduced form. The post-war reconstruction of Warsaw did not restore the former, compact frontage – in place of the destroyed tenement houses, urban gaps and random development appeared, which meant that the historical continuity of the street was interrupted for decades.

– The Sieraczka tenement house itself, gradually deteriorating technically, was finally demolished in 2014. Chronos refers directly to its history – both through its scale and architectural details referring to the former tenement house. It is an attempt to restore the urban continuity of this part of the city and symbolically close the interrupted story of a place that for decades has connected the lives of its inhabitants with urban crafts and industry. – says Jakub Jakubowski, Brand Communication Manager at Moderna Holding.

Moderna Holding has been implementing investments for years in the spirit of responsibility for the city, respecting the historical urban fabric and architectural heritage of the places where it builds. The company’s portfolio includes demanding revitalization of valuable facilities.

– The most recognizable projects include, among others: Czerwone Koszary in Gdańsk, a historic tenement house of the former Polish Bank in Gdynia, and work will soon begin on the revitalization of the historic maternity hospital in Gdańsk at ul. Clinical. This is an absolutely iconic place for the inhabitants of Tricity. Moderna’s designs are based on a dialogue between new architecture and the existing context – without aggressive domination or accidental interference. This is an approach in which modernity complements history, not replaces it, and makes subsequent projects coherently fit into the urban landscape and strengthen the identity of the place. This is the case with Chronos, adds Jakub Jakubowski.

Chronos is being built in one of the fastest developing parts of Wola. In the immediate vicinity there are modern office buildings clustered around Rondo Daszyńskiego, headquarters of international companies, as well as extensive transport infrastructure – the second metro line, numerous tram and bus lines. In the immediate vicinity there are also the historic Warsaw Brewery and the iconic Norblin Factory – former industrial centers that are today teeming with life as modern cultural and gastronomic hubs.

The second stage of the Chronos investment includes 18 apartments with areas ranging from approximately 43 to 70 m² and two commercial premises on the ground floor with an attractive corner exposure. The building has six floors above ground and was designed to stylistically refer to the neighboring, already completed part of Chronos, while maintaining its own architectural identity. The regular rhythm of the facade, natural stone elevations and elegant details will refer in style to the architecture of pre-war tenement houses in Warsaw.

– The apartments, both in the first and second stages of the investment, meet the contemporary needs of people looking for unique solutions. The first stage gives you the opportunity to choose between one- and two-story apartments, located on the top floor. Apartments with mezzanines are a less common solution on the market, which is why they arouse great interest and quickly find buyers who are looking for unique spaces. The second stage is a noble, intimate continuation, including 18 single-level residential premises and 2 very representative corner commercial premises with attractive exposure. These premises can be combined and obtain approximately 300 square meters of space. It is an ideal place for a restaurant, bank, delicatessen, or other non-inconvenient services needed by residents – Ewa Załęgowska-Boguszewicz, Sales Director of Moderna Holding in Warsaw, lists the advantages of the Chronos investment.

The great advantage of the apartments in both stages of the investment is the above-standard room height (2.92 m), air conditioning, channel heaters in the living areas and increased acoustic insulation parameters. Some premises also offer the possibility of combining apartments or adapting them to office functions. The construction of the second stage of Chronos is being carried out according to schedule. Completion of the investment is planned for the end of 2026.
