There has not been such a choice of apartments yet. A record offer on the development market in the largest cities in Poland.
In the first quarter of 2025, the sale of new apartments increased, but the developers launched even more premises. As a result, the offer of available apartments in the largest cities reached record sizes. For potential buyers, this is good news – especially since in the supply structure the participation of premises from the popular segment increased, which contributed to the stabilization of average prices per square meter.
– The increase in the number of developed contracts concluded took place in all analyzed metropolises. The problem is that this revival was not yet the result of a radical improvement in the availability of loans. Therefore, it is not known if it is permanent – says Marek Wielgo, an expert of the RynekPierwotny.pl portal.
Flats prices are rising, but sales inhibit
In January and February, developers survived the siege – customers who previously refrained from the purchase decision, set off for the apartments in anticipation of government payments for loans. It is already known today that the support program will not be created – the Ministry of Development and Technology plans to focus on the secondary market. Meanwhile, March data show that in most major cities the sale of development apartments has fallen to February. This may mean that the demand postponeed earlier has already been consumed. The exception was Poznań, where sales increased by as much as 44 percent. month to month, and the result of the first quarter was 14 percent. better than the average quarterly sales from 2024.
Apartments and a record offer and local differences in the supply
Developers throughout the country introduced more apartments than they sold – which translated into a historically high offer. At the end of March, nearly 16.6 thousand were available in Warsaw. premises, in Krakow-over 10.5 thousand, in Wrocław-almost 9.9 thousand, in the Tri-City-nearly 7.8 thousand, in Łódź-over 10,000, in Poznań-about 8.3 thousand, and in the cities of the Upper Silesian-Zagłębie metropolis-almost 10.5 thousand
As experts from the RynekPierwotny.pl portal notice, the first symptoms of slowing down the new supply appeared in some metropolises. In Warsaw, Upper Silesian-Zagłębie Metropolis, and especially in Krakow, the first signs of the slowdown of the new supply of apartments appeared. Already the fourth quarter of last year brought a decrease in the number of premises put on sale, and the first quarter of 2025 confirmed this trend. In turn, in Poznań and Łódź there was no question of inhibition of supply. In Łódź, where the number of apartments in the offer is extremely large, it may be surprising to such intensive activity of developers. This city this year competes with Krakow for the title of the second, after Warsaw, the largest housing market in Poland.
Stabilization of housing prices in cities
The first quarter of 2025 brought stabilization of the square meter prices of flats in most Polish metropolises. The exception was the Tri -City, where prices increased by 3 percent. due to numerous expensive tourist investments. In Warsaw, the average price increased by 1 percent. (up to PLN 17.9 thousand/sq m) after seven months of stagnation. In Poznań, the price of a square meter remained at 13.4 thousand. PLN/sq m, and in other cities such as Wrocław and Kraków, prices remained stable.
Prices of apartments over 12 months
As calculated by the RynekPierwotny.pl portal, in the last 12 months the prices of apartments have increased the most in Wrocław (+11 percent), and the least in Warsaw (+2 %). Prices in other cities increased by 3-9 percent. In cities with a large number of investments, such as Warsaw or Kraków, developers introduced more apartments from the popular segment (PLN 12-15 thousand/sq m), which affected price stabilization. In Warsaw, the number of apartments in this price range increased by 57 percent, and in Krakow by 41 percent. In Łódź and Górnośląsko-Zagłębie Metropolis there was a significant increase in the number of apartments at a price of 9-12 thousand. PLN/sq m.
