The Polish premium real estate market redefines the concept of luxury. The year 2026 brings a clear change in approach – it is no longer about showy splendor.
– There is an increasing move away from simply defining luxury by square footage or price per square meter. Today, premium means primarily the quality of everyday experience – a combination of a prestigious location, comfort of living and trust in the developer – explains Bartosz Dąbrowski, Sales and Marketing Director of EKOPARK, in an interview with “Wprost”.
As he emphasizes, the best addresses in cities are a limited resource, which is why projects set in a unique urban context, truly improving the quality of life of residents, sell the fastest.
– We also see the growing importance of personalization – common areas, wellness solutions and concierge services that respond to the specific lifestyle of residents – notes the expert.
Technology and more technology
In the premium segment, technology is no longer an addition that increases the attractiveness of the offer in the sales brochure – it has become one of the key investment selection criteria and an element that actually affects the value of the property in the long term.
– Today it is the foundation of comfort and safety. Customers expect solutions that really make everyday life easier, not impressive functions “for show,” says Bartosz Dąbrowski.
He explains that integrated smart home systems that allow for intuitive management of media, lighting and interior climate are becoming a standard, but less visible solutions are equally important: air quality control, humidity or noise reduction.
– Expectations regarding security are also growing – advanced access control systems, 24/7 monitoring and the presence of a concierge are premium elements today – notes the expert.
He adds that the automation of common areas is also playing an increasingly important role – intelligent elevators, resident applications and space reservation systems.
– This approach is implemented, among others, in projects such as The View, where technology is intended to support the residents’ quality of life in a discreet and reliable way – says Dąbrowski.
Luxury made in Poland
Is Polish luxury catching up with Western European standards and the aspirations of the most demanding customers? The distance is closing, although the market is still at a different stage of development.
– Compared to the Western European markets, the Polish premium real estate segment is in a phase of dynamic development – notes Dąbrowski.
According to the expert, premium projects in large EU cities often combine residential, commercial and service functions within mixed-use complexes, with a large share of lifestyle services.
– In Poland, the premium segment is younger and more focused on unique urban locations, good design and technologies supporting quality of life. Warsaw, Kraków and other larger cities increasingly offer products similar to high-standard Western European trends, but they differ in the scale and maturity of the market – sums up the director of EKOPARK.
