Increasingly, the value of architecture is determined by the consequences of design decisions – proportion, light and quality of materials. This philosophy can be seen in the Koncept Bluszczańska III investment in Warsaw, designed by HRA Architekci. The intimate complex of buildings with a contemporary, villa character focuses on calm architecture and refined detail. This is most visible in the show apartment prepared by the mow.design studio.

The concept of Bluszczańska III was created as an intimate complex of residential buildings, whose architecture is based on a clear composition of shapes and proportions. Design by HRA Architects interprets contemporary villa development – elegant, peaceful and well-placed in the context of urban greenery.

Common spaces are also an important part of the concept. He prepared their project Bajer Sokół Teamtreating them as an integral element of the building’s architecture. They include, among others: communication spaces, a boutique fitness zone, a sauna and a space for children.

Common parts designed in this way are not an addition to the investment, but an element of a coherent architectural structure. In this context, the show apartment becomes a natural extension of the idea of ​​the entire project.


This interior does not exude luxury. The architects focused on atmosphere

SGI show apartment designed by mow.design was created as a space for everyday experiences. The interior architecture does not impose any form, but leads a calm and consistent narrative. The atmosphere is created primarily by materials, light and the rhythm of subsequent zones of the apartment.

The entrance area already creates a calm atmosphere. Dark wood and a clear rhythm of wall divisions create a sense of intimacy and gradually prepare for the opening of the living area. High doors organize circulation and enhance the architectural character of the interior.

Next, the space opens to light. Panoramic, large-format windows define the scale of the apartment and introduce a natural daily rhythm around which the residents’ daily life is organized.

The kitchen, dining room and living room create one coherent space. The boundaries between functions are fluid but clear. The central point remains the natural stone island – a place for meetings, conversations and everyday activities.


Poliform in an apartment in Warsaw – the first such project in Poland

The brand’s buildings play an important role in the interior design Polyformwhich give the space visual calm and architectural discipline. Their form is simple, but refined in detail, and the materials were selected with durability and timelessness in mind. This the only residential space in Poland signed by the Poliform brandwhich emphasizes the importance of the project and consistency in the selection of solutions.

The kitchen is complemented by equipment Grindswhich discreetly supports the function of the space without dominating its visual character.

The entire interior is based on the repeatability of modules. The divisions present in wall panels, mirrors and bathrooms create the rhythm of space and introduce architectural order. The private area – with the master bedroom leading to the dressing room and bathing room – is maintained in the same, muted aesthetics.


Two-level terrace and spiral staircase. The architectural finale of the apartment

The interior narrative ends with a two-level terrace, which is a natural extension of the living space.

A spiral staircase leads to the second level, changing the perspective of the apartment and opening it to the surroundings. The terrace is not an addition to the apartment, but its integral part – a place to rest and observe the city.

This solution highlights one of the most important ideas of the project: the smooth interpenetration of internal and external space.


KNX technology – a smart home hidden in architecture

In the background of the architectural story, there is technology that remains almost invisible.

Standard-based automation system KNXconsidered one of the most important global standards for building automation, integrates the control of lighting, external blinds, heat recovery, air conditioning and other apartment functions.

Thanks to this, the space responds to the rhythm of the day and the presence of household members. Technology does not visually dominate the interior – rather, it remains a discreet layer of architecture that supports the comfort of everyday life.


SGI. Architecture of conscious decisions

The Bluszczańska III concept is part of a broader investment strategy SGIbased on selective location selection and long-term planning.

Today, the developer’s Warsaw implementation map includes, among others: Terraces II, Intimate and Ananasowa in Dolny Mokotów, Ustronie Wilanów, Ville Vienna in Wilanów, Łopuszańska 47 in Włochy and Drucianka Wschodnia in Praga Północ.

Each of these projects is created in response to the specificity of the place and urban context. A good example is Drucianka Wschodniaa revitalization investment based on the adaptation of an existing industrial structure and giving it a new residential function.

At the same time, SGI is preparing new projects in developing parts of Warsaw – including: by street Sochaczewska in Bemowoin the vicinity of the metro station under construction, and in Ursuswhich consistently transforms former industrial areas into modern residential quarters.


The show apartment in the Koncept Bluszczańska III investment also became the venue for “Domówka” – a small event devoted to architecture, design and the quality of contemporary living spaces. Interior designed by the studio mow.design has become a natural background for conversations about design, materials and new directions in residential architecture. The meeting had a casual, informal character, thanks to which the guests could experience the apartment space in a way that was as close to everyday use as possible – as a place for meetings, conversations and spending time together. And all this with a delicious treat prepared in a kitchen equipped by the Miele brand.
