In March, the supply of apartments on the secondary market increased, which stabilized prices. Experts talk about stagnation and a possible inheritance trend.
In March, the secondary market in the largest cities recorded an increase in the supply of apartments, which stabilized prices.
“In all metropolises, March brought an increase in the supply of second -hand apartments, and as a result the stabilization of the average price of a square meter. Only Łódź broke out of this trend, where the average went up by 2 percent.” – results from the data of Gethome.pl.
According to Adradar, in March the number of apartments on the secondary market increased by 14 percent. in Warsaw, by 10 percent in the Tri -City and Łódź, by 9 percent in Poznań, and slightly less in Katowice (+8 percent), Krakow (+6 %) and Wrocław (+4 %). Higher availability of offers was stabilizing prices – in most cities they maintained the level of February. Only Łódź remains an exception.
According to the expert, there is a stagnation on the apartment market.
– The secondary market is characterized by expectation and significant advantage of supply over demand. Buyers expect declines and sellers are waiting for buyers. For now, there is no full data on transaction prices, but at the offer prices you can see stagnation with a slight tendency to decline – notes Krzysztof Granat from the K&L Legal law firm in an interview with “Wprost”.
What next with flats prices?
According to the expert, the spring change on the secondary market “hangs in the air”.
– It should rather be expected that transaction prices may start significantly down from the offer. The market is still awaiting the influence of government programs to stimulate both demand and supply of apartments – says Granat.
As he notes, government programs can significantly affect the secondary market.
– And not only announced, but also designed legislative changes, e.g. the Act on solutions to increase the availability of land for housing. This may affect the price reduction. Therefore, the buyers should not be surprised that they are waiting for discounts. And now this expectation can be sufficient to generate a mild inheritance trend – says the lawyer.
