SPOT in Sopot comes out of the ground

Along with the construction of the investment, its immediate surroundings are also changing – the road system of Aleja Niepodległości has been rebuilt, and changes in the development of the areas around the investment are also planned.

Sopot has a feature that is difficult to find in other cities of the Tricity agglomeration. It is neither a typical residential town nor solely a seaside resort. Its character is created by a combination of small scale, greenery, historical buildings and proximity to the sea, as well as the location between Gdańsk and Gdynia. It is a small-scale city with a clear urban layout, greenery, villas and architecture that have built its resort character for decades. This is why every major change in Sopot’s space must be faced with this unique context.

Construction is starting to become visible

Of particular importance in the urban planning of Sopot is Aleja Niepodległości – the main communication axis of the city, leading from Gdańsk towards Gdynia. It is there, at numbers 635/637, that SPOT is being created. The location is located on the southern edge of the city, right next to the administrative border with Gdańsk and in the immediate vicinity of green areas, the Hippodrome and Błonia Sopockie.

After a period of works carried out mainly underground, SPOT is now moving to the next phase of implementation. The ground level is being finished and the first ground floor walls have appeared on the construction site. Prefabricated ceilings and walls are also being delivered to the square, and the waterproofing of the foundation walls is in progress. At the same time, the construction of external networks begins, including sewage and energy connections. This means that changes on the construction site will be more and more noticeable in the coming weeks.

– This is the beginning of the next stage, in which the investment will take its final form from week to week. The structure will gradually appear above the ground level, allowing you to see the scale of the project not only in the design or visualizations, but directly in the city space. The progress of work also concerns the investment environment. Moderna has already completed the first element of road works resulting from the agreement with the city of Sopot – a new “turnaround” on Aleja Niepodległości. In the next stage, the road system and sidewalks in the vicinity of the investment will be rebuilt – says Jakub Jakubowski, Brand Communications Manager Moderna Holding.

Architecture without trying to copy Sopot

SPOT does not attempt to recreate the resort’s historic architecture. The project assumes a rather contemporary interpretation of the features that are characteristic of the Sopot landscape: small scale of buildings, relationship with greenery, large openings to the external space and calm, orderly architecture. The four buildings will have four floors above ground and will be approximately 16 meters high. The facades were designed using light clinker brick, large glazing, balconies and loggias. Mansard roofs and steel balustrades are a modern interpretation of details typical of the Tricity architecture of the late 1920s and 1930s.

Apartments, offices and services in one place

SPOT will be of a mixed nature. The four buildings will contain a total of 150 premises: 78 apartments, 65 office premises and 7 service premises. An underground garage with 100 parking spaces, as well as public spaces and 122 bicycle parking spaces are planned under the buildings.

Such investment planning is part of the change taking place in the way Sopot operates. The city remains one of the most important places for recreation on the Baltic Sea, but at the same time it is part of a large agglomeration and a year-round place of life. The city authorities want investments that can attract new residents who value not only the proximity of the beach or the promenade, but also access to work, services, public transport and recreational areas.

– In the case of SPOT, this urban character is particularly visible. On the one hand, the investment is located near the main artery of the Tricity, on the other – it is a few minutes away from the green areas of Sopot and less than 10 minutes from the beach. The Sopot Wyścigi, Hippodrome and Błonia Sopockie SKM stations are nearby, and the city center can be reached on foot. You can also be close to work, because the investment also includes high-quality and intimate office space. It is also close to the office hub that Oliwa has become – adds Jakub Jakubowski.

Rolls-Royce and Aston Martin next door

One of the most interesting elements of SPOT will also be its service function. Over 400 sq m space in one of the buildings will be occupied by the Auto Fus Group showroom with brands such as Rolls-Royce, Aston Martin and McLaren. Right next to it, the renowned Warsaw showroom IDEAMM, a representative of such icons of world design as Minotti, Baxter, Molteni, De Castelli, and Gaggenau, will open its showroom with designer furniture.

The investment is to be completed in the fourth quarter of 2027. Each month, the structure will grow, and one of the fragments of the southern entrance to the city will change with it. In the case of Sopot, where the scale and context of the place are particularly important, this will be a process worth watching – not only from the perspective of the investment itself, but also from the perspective of how the new architecture begins to fit into the existing fabric of the resort.
