What is the modern definition of luxury in global real estate markets? What criteria must be met for an apartment or project to be described as luxurious?

Today, luxury is not a simple or one-dimensional category. In the world – in London, Paris or New York – luxury is not only the location, square footage and materials used, but the entire philosophy of life. It is unique architecture, location in a prestigious environment, absolute sense of privacy, the highest level of security, individual approach to residents and services that have nothing to do with standard service. It is also the atmosphere – a sense of discretion, comfort and belonging to a unique community. The most luxurious properties are not available to everyone with the necessary funds. Luxury in this sense also means selectivity – an offer addressed to a closed group of recipients who value not only prestige, but also values ​​such as trust, peace and privacy.

Do our domestic luxury standards differ from global ones? How does real luxury in real estate differ from the current Polish definition of premium real estate?

For a long time in Poland, luxury was identified with an apartment in the center and marble in the bathroom. It was rather the definition of “premium” – apartments of a higher standard, often attractive, but addressed to a wide group of recipients. Luxury is much more demanding and exclusive. It begins where premium ends: in intimacy, in the lack of compromise, in an individual approach. We want to show that Warsaw can offer luxury comparable to the best projects in the world. This requires a different work philosophy – from the selection of architects and designers to the way of conducting sales.

How does the Chłodna 35 project fit into the criteria you mentioned?

This is a unique project in every respect. Intimate scale – only slightly over 50 apartments. Privacy – a stable community without frequent turnover. Safety – 24/7 security, biometric systems, license plate recognition and even a private shelter. In addition, there are details – there are no painted walls in the common areas, everything is finished with noble materials. The elegant entrance hall with a piano, aromatherapy and subtle music will create a unique atmosphere from the very first moment.

In high-end real estate, location matters. What are the advantages of the location at Chłodna 35?

The very heart of Warsaw – a few minutes’ walk from the Saski Garden, Mirowski Park and the most important cultural institutions of the capital. The city life pulsates in the immediate vicinity – the best restaurants, cafes, galleries and theaters create its unique rhythm. At the same time, the location on Chłodna Street allows you to find something that is rare in the city center – silence, peace and a sense of privacy. This is a unique combination of the energy of city life with the comfort of intimacy, which gives this investment a unique character. Privacy was one of the foundations of the entire concept. That’s why we limited the number of apartments and took care of technological solutions. Residents will have biometric systems, access control with license plate recognition, 24-hour security and modern monitoring at their disposal. Additionally, a private shelter will be built, designed with the safety of residents in mind.

Will owners of apartments at Chłodna 35 be able to rent apartments on a short-term rental basis?

No, that has been ruled out. We want to build a community that is stable and safe, and this requires limiting turnover. Short-term rentals are contrary to this philosophy.

Why did you decide on an unusual, closed sales formula, without a traditional sales office?

Because luxury starts at the purchase stage. We sell in a closed formula, without billboards and ubiquitous advertising. The future owner has a sense of discretion and uniqueness from the first contact. This is a natural complement to Chłodna’s philosophy – the project is intended for people who value prestige and individual approach.

How do you assess the development of the luxury real estate market in Poland?

This segment in Poland is entering a new phase. Luxury investments are exceptions, and most projects described as “luxury” actually belong to the premium segment. Today, more and more customers travel, know global projects and expect the same standard here. The market is young and there are still few luxury investments being made. This makes Chłodna 35 stand out as a one-of-a-kind project.

Is the demand for luxury real estate growing? Are Polish trends in the luxury real estate market similar to those in the world and, in general, to trends in the luxury goods market?

Definitely yes. The demand for luxury is growing because, on the one hand, it is a matter of lifestyle, and on the other hand, it is an increasingly conscious investment. Luxury real estate is a stable asset, resistant to fluctuations and appreciating in value faster than the broader market. Poland is following a path similar to other luxury goods segments – just as Poles reach for global fashion and automotive brands, they also expect top-class real estate.
