Recovery on the secondary market. Apartments are more expensive in these cities

The secondary market is accelerating. October brought an increase in sales and the first signals of a price rebound.

October brought a clear revival on the secondary market. The shrinking offer in most metropolises and the first price increases in months in some cities indicate a growing demand for second-hand apartments. According to GetHome.pl experts, this is the result of the improving availability of housing loans.

– The secondary market is benefiting from the improved availability of loans, but sellers must remember that the competition remains with developers with a record offer of apartments – emphasizes Marek Wielgo, an expert at GetHome.pl.

In his opinion, in September developers had the upper hand, but in October it was probably second-hand apartments that sold slightly better.

Fewer offers in large cities

According to data from the real estate portal search engine Adradar, 35,000 units disappeared from the secondary market across the country in October. unique offers for sale of apartments – that’s as much as 11 percent more than in September, when sales were 2 percent higher. lower than in August. At the same time, 33,000 appeared. new advertisements, which means that at the end of the month there were 149 thousand available. apartments, i.e. by 1%. less than a month earlier.

The largest declines in the number of offers were recorded in:

  • Poznań – by 3%. (up to approx. 3.9 thousand premises),

  • Wrocław – by 2%. (up to 9.2 thousand),

  • Warsaw and Tricity – by 1%. (to 17.7 thousand and 8.3 thousand respectively).

It was stable in Kraków (approx. 8.9 thousand) and Katowice (approx. 2.4 thousand), and the only city with an increase in the offer was Łódź – by 2%. (up to 5.5 thousand apartments).

Prices up in Krakow and Tricity

According to data from the GetHome.pl website, October was another month of price stabilization in Warsaw (approx. PLN 18,000 per square meter) and Poznań (approx. PLN 11.7 thousand per square meter). Decreases occurred in Wrocław and Łódź – 1% each, to 14.1 thousand, respectively. PLN and 8.8 thousand PLN per square meter

However, in some cities prices started to increase:

  • Kraków – increase by 2%. (up to approx. PLN 16.9 thousand per square meter),

  • Tricity – increase by 2%. (up to approx. PLN 16.2 thousand),

  • Katowice – increase by 1%. (up to approx. PLN 11.7 thousand).

The secondary housing market is regaining dynamics

In Warsaw, Kraków, Wrocław and Poznań, the average price per square meter of apartments on the secondary market was lower than last year:

  • Kraków – decrease by 4%,

  • Poznań – by 3 percent,

  • Warsaw and Wrocław – by 2%.

Łódź remains the leader in growth, with prices 4%. higher than a year ago. Increases were also recorded in Tricity (2%) and Katowice (1%).

October’s data show that the secondary housing market is regaining dynamics, although the pressure from developers remains strong.

– If the improvement in loan availability continues, November may bring further recovery on the secondary market – predicts the GetHome.pl expert.
