Commercial real estate from EUR 1 billion of investments in the second quarter. The Polish market is growing thanks to domestic capital.
– Investments on the Polish commercial real estate market in the second quarter of 2025 exceeded EUR 1 billion – according to the latest data provided by CBRE.
This means an increase by almost half compared to the previous quarter. The most funds were located in the warehouse sector, followed by office and commercial sectors. Polish capital is gaining increasing share – in the first half of the year it reached 250 million euros, which is over 14 percent. the entire investment volume.
– The value of commercial real estate investments in the second quarter of 2025 is almost half higher compared to the first quarter. It exceeded EUR 1 billion, while in the previous three months it was EUR 698 million – says Przemysław Felicki, director in the CBRE capital markets department.
He notes that although the average transaction value was lower than in the first three months of the year, more of them were realized.
– The share of Polish capital is growing in the entire amount of commercial property in place. This is especially visible in a half -year basis. From the beginning of the year 14.5 percent It was Polish capital, while in the same period a year earlier it was 11.1 percent. This is an optimistic trend, but it must be remembered that such a percentage is still not enough compared to the results achieved by our neighbors – he states.
Commercial real estate – not beaten warehouse sector
According to experts from CBRE, the largest beneficiary of the increase in the value of investment on the commercial real estate market is the warehouse sector.
In the first quarter in this market, EUR 202 million was invested, while in the second quarter the value of the investment increased to EUR 492 million, which accounted for 48 percent. total volume from this period. In total, seven transactions were finalized, the largest of which concerned the EKO SL&B window and amounted to EUR 253.5 million.
The office market came second, where ten transactions were carried out with a total value of EUR 227 million, or over 22 percent. investments from the second quarter. The largest of them was the purchase of High 5ive I I High 5ive II office buildings in the center of Krakow, valued at EUR 66.7 million.
The third largest was the commercial sector, with six transactions with a total value of EUR 133.5 million, which accounted for 13 percent. total volume. Among them was the purchase of ten shopping parks as part of BHM and the portfolio center for EUR 54.2 million.
It is also worth mentioning three transactions on the commercial housing market, which in total reached EUR 117 million. In addition, EUR 55 million was invested in private dorms.
Commercial real estate – Polish investors and stronger
CBRE experts note that the participation of Polish investors on the commercial real estate market is systematically growing. In the first half of 2024, they located less than 200 million euros, while in the same period of this year this amount increased to EUR 250 million. Despite this, according to specialists, it is still a small part of the market compared to our neighbors.
