Apartments of apartments cheaper than a year ago? The beginning of 2025 brought decreases of rent in many large cities.
The beginning of 2025 brought a clear revival on the rental market – the number of unique apartments for rent increased significantly throughout Poland. Experts of the Gethome.pl portal analyzed the situation in the seven largest cities, checking how the availability of premises and the level of rents change.
– Due to the seasonality that the rental market is characterized, no one should surprise the growing offer of apartments at this time of year. However, hardly anyone expected that the height would be so spectacular – notes Marek Wielgo, an expert of the Gethome.pl portal.
Rental market – boom in Krakow and Warsaw
According to the data browser of the Adradar real estate portal, about 19.3 thousand waited for tenants in March on March. apartments – by as much as 54 percent more than at the end of last year. An even greater, because 63 % increase was recorded in Krakow, where the number of available premises for rent increased to 8.3 thousand.
A significant increase in the supply of apartments for rent was also observed in Wrocław (6.2 thousand offers, + 55 percent), Poznań (3.7 thousand, + 54 %) and Katowice (2.4 thousand, + 50 %). In Łódź, the offer increased by 42 percent. (up to 3.4 thousand premises). The only exception was Gdańsk – here the number of available apartments increased by only 6 percent, and in March it even fell on February.
Rent is falling
Experts remind you that the beginning of 2024 brought clear decreases in the average rent rates in the largest cities. Has this trend persist? The analysis of the Gethome.pl portal shows that in the first quarter of 2025 the median monthly rent in Warsaw fell by as much as 10 %, to about 4.3 thousand. zloty. In Katowice, the decrease was 6 percent. (up to PLN 2,000), 5 % in Łódź (PLN 2.1 thousand), in Wrocław 3 percent (PLN 2.9 thousand), and in Poznań 2 percent (PLN 2.6 thousand).
The situation was different in Gdańsk, where rents increased by 1 percent. (up to PLN 3,000), and in Krakow, where a 3 % increase was recorded. (up to PLN 3.1 thousand). It is worth noting, however, that in March in Krakow there was a correction – the median rent fell by 3 percent. compared to February.
Changes in rental rates depend on the number of rooms
The expert points out that the scale of increases or rent reductions was strongly dependent on the type of apartment. In the first quarter of 2025, the declines of the median rent for pieces were recorded in Warsaw, Krakow, Wrocław and Katowice. In turn, two -room apartments only got cheaper in Warsaw and Gdańsk, while three -room – in Krakow and Poznań.
What next with the rental market?
Will the downward trend persist? It’s hard to say. A year ago at this time the market recorded rate increases, driven by growing demand. When in autumn – as every year – students entered the market, the number of available apartments fell sharply, which only conquered prices. If the scenario repeats, the current discounts can only be temporary.
– This year this scenario may not happen again. There are more apartments for rent in the whole country than last year in September, followed by supplying a supply. Secondly, the availability of loans will probably improve, so some tenants will exchange rent for a loan repayment installment for the purchase of their own “M” – comments Marek Wielgo.
