PLN per square meter, which means an increase by as much as 29 percent. compared to last year. It is a bit cheaper in Mikołajki, where a large pool of relatively inexpensive apartments appeared. There, the average price dropped by 10 percent, although it still remains very high – about 24 thousand. PLN per square meter. High prices also apply to Sopot. Local developers offer over 100 premises, and the average price per square meter is nearly 22.9 thousand. zloty. Hel came in sixth, where a square meter costs about 22.2 thousand. zloty.

Szczawnica (PLN 22.1 thousand/sq m), Mielno (PLN 21.8 thousand/sq m) and Szklarska Poręba (PLN 21.1 thousand/sq m) also joined the top ten of the most expensive holiday resorts. Very expensive investments appeared in these locations, which caused an increase in average prices by 44 %, respectively, 31 percent. and 22 percent It is worth remembering, however, that in such small markets one extremely expensive project or selling out the cheapest apartments can significantly affect price statistics. The list is closed by Krynica Morska with an average price of 21 thousand. PLN per square meter.

– As you can see, in the ranking of the most expensive tourist locations, the majority are coastal towns – comments the expert of the RynekPierwotny.pl portal.

As he notes, he is a bit cheaper in other seaside resorts.

– In Dziwnów we will pay an average of 20.3 thousand per sq m. PLN and in Dźwirzyn 18.6 thousand zloty. However, to buy a flat in Darłowo, Rogów, Dziwnówek or Kołobrzeg, you need to spend on average over 17,000 PLN per square meter – that is, more than … in Gdańsk. Of course, it must be borne in mind that there are more or less attractive locations in large cities from the point of view of buyers of holiday apartments. Therefore, the differences between the cheapest and the most expensive apartments can be very large. For example, in Gdańsk, the cosmic prices of apartments offered by developers in such locations as Żabianka-Ujhera-Jelitkowo-Tychlecia should not be surprising. Probably due to the proximity of the beach, the average price of a square meter exceeds 31 thousand. PLN – says Marek Wielgo.

In Szczecin – the capital of the West Pomeranian Voivodeship, although not directly at the seaside – apartments are on average more than half lower than in Świnoujście.

Prices of holiday apartments in mountain resorts

High housing prices also apply to mountain towns. The statement is at the forefront of Zakopane, where the average price of a square meter reaches as much as 31.4 thousand. PLN – and thus is second to none. For comparison, in Krakow, the average price is over 16.6 thousand. PLN per meter, which in this context makes him much more affordable. It is more expensive than in Krakow, among others in Szczawnica (PLN 22.1 thousand/sq m), Szklarska Poręba (PLN 21.1 thousand/sq m), Świeradów-Zdrój (PLN 17.9 thousand/sq m) and Karpacz (PLN 17.7 thousand/sq m). In turn, in Wisła and Krynica-Zdrój, prices oscillate in the range of 15-16 thousand. PLN per square meter.

Such high rates probably result from limited supply in local markets, as well as from the fact that many buyers are ready to pay a high price in exchange for a spectacular view from the window.

Prices of holiday apartments in Warmia and Mazury

Much lower prices of holiday apartments can be found in Warmia and Mazury. Although the exception is Mikołajki – often referred to as the “pearls of Masuria” – where the prices of apartments can reach up to 24,000. PLN per square meter. High rates are not surprising, taking into account the unique location of the city – on the Mikołajskie and Tałty lakes, which are part of the Grand Masurian Lakes Trail. This is an ideal location for water sports enthusiasts. Mikołajki has a modern marina, attracting sailors from all over Poland and abroad. What’s more, there are also attractions in the summer season – there are swimming pools, slides, saunas and other amenities conducive to family rest.

Big Data RynekPierwotny.pl shows that in other Masurian resorts prices are much lower than in the mountains or at the seaside. Even the capital of the region, Olsztyn, belongs to the cheapest voivodship cities in Poland – the average price of a square meter is 11.5 thousand. zloty. You have to pay not much more in Mrągowo (PLN 11.9 thousand/sq m) and in Ostróda (PLN 12.6 thousand/sq m).

The offer of holiday apartments in the region, however, remains limited, and in many popular towns – such as in Ostróda – it has further shrunk in the last year. Currently, there are only a few premises available there. On the other hand, the data of the Central Statistical Office suggest that the situation may soon improve, because the number of new investments planned in the region is growing.

– In Warmia and Mazury, small recreational plots are much more often bought for tourist purposes, on which their owners place gazebos or small year -round houses – says Wielgo.

As he emphasizes, apartments and holiday houses in well -known resorts have become a luxury that few can afford.

– That is why in recent years a new trend has been visible – a clear interest in buyers with little -known towns, which basically are considered villages or summer resorts. From the point of view of the person buying the apartment mainly for their own use, it does not matter whether a given town is extinct after the season – sums up the expert.
