It was different in Krakow, Łódź and in the Upper Silesian-Zagłębie metropolis, where prices increased by about 1 percent, confirming that demand pressure is still not weakening.

Offer housing prices in June

According to the experts of the RynekPierwotny.pl portal, after six months the best chance of the title of the most stable metropolis in 2025 is still retaining Warsaw. In June, the change in the average price of a square meter of new apartments in an annual basis was only 2 percent. In Krakow, Łódź and Poznań it was 3 percent, and in the Upper Silesian-Zagłębie metropolis-5 percent.
– Thanks to the May reduction of interest rates, the creditworthiness of potential buyers of apartments has improved. However, it seems that many still refrain from buying an apartment in anticipation of further development of accidents. Prices are so high and the offer is so large that you do not need to make purchasing decisions under time pressure – says Marek Wielgo.
Flats prices and interest rates
