The Spanish housing market is breaking new price records, and the interest of foreign buyers is not weakening. Poles maintained a high position among real estate buyers in this country – in the second quarter of 2026, they were responsible for over 4%. transactions carried out by foreigners.

Experts note, however, that customers’ attitudes have clearly changed. Buying a house or apartment in Spain is less and less an impulse, and more and more often an element of a long-term plan.

Poles among the leaders in foreign purchases

The latest report by Registradores de España shows that in the second quarter of 2026, the share of foreign buyers in the Spanish housing market increased to a record 15.98%. During this period, foreigners bought over 26.8 thousand. real estate.

Poles took eighth place in the ranking of the most active foreign buyers. The number of transactions made by Polish buyers amounted to 1,143, which means an increase of 1.5%. compared to the previous quarter.

– The increase in the number of transactions made by Poles on the Spanish market shows the actual direction in which we are heading. This is related to the change we have observed in customers’ approach to these purchases. Today, real estate purchases on the Costa del Sol are less spontaneous and much more thoughtful, comments Tatiana Pękala, owner of Dream Property Marbella.

He adds that for many Polish families it is part of a long-term strategy related to diversification and securing assets, preparing for their dream retirement and finding a place that will serve future generations.

Housing prices in Spain are rising again

Growing demand translates into prices. In the second quarter of 2026, the average price of residential real estate in Spain was EUR 2,487 per square meter. That’s 2.4 percent. more than a quarter earlier and at the same time the highest level in history.

On an annual basis, the average price for the last 12 months increased to EUR 2,392 per square meter, which means an increase of 9.2%. year to year. The price index calculated using the repeat sales method also continued to rise, reaching another historical high.

Across the entire Spanish housing market, 167,934 transactions were concluded in the second quarter of 2026. The greatest activity was recorded in:

  • Andalusia – 34,495 transactions,

  • Catalonia – 26,703 transactions,

  • Valencian Community – 25,137 transactions.

– The market has moved from sprint speed to marathon pace, but that doesn’t mean it’s losing energy. Prices continue to rise because the number of properties in attractive locations is limited and demand, both domestic and foreign, is still significant, says Tatiana Pękala.

The Costa del Sol attracts foreign buyers

The Costa del Sol remains one of the most popular destinations among foreign investors. The province of Malaga is one of the Spanish regions with the highest share of purchases made by foreigners.

In the second quarter of 2026, foreign buyers accounted for 37.01 percent there. all transactions. A higher result was recorded only in Alicante, where the share was 46.43%.

The average price of real estate in the province of Malaga reached EUR 3,347 per square meter. On an annual basis, this means an increase to EUR 3,254 per sq m. and an increase of 10.8 percent.

– On the Costa del Sol, I increasingly talk to clients who ask first about the tourist license, legal status and expected increase in value, and only then about the sea view and amenities. This is exactly the moment when the market ceases to be an exotic curiosity and becomes a space for conscious financial decisions, notes Pękala.
