Poles are building big. The data shows a strong trend
More and more Poles decide to build houses. Investments are concentrated in the largest agglomerations.
Central Statistical Office data confirm the growing activity of investors building private houses. For now, however, it is difficult to talk about groundbreaking changes.
– Sales of new apartments from the largest markets in Q3 2025 did not increase as much as the statistics on the number of housing loans granted might suggest – notes Andrzej Prajsnar, an expert at the RynekPierwotny.pl portal.
Building houses attracts more and more investors
Experts from the RynekPierwotny.pl portal indicate that the discrepancy between credit data and the primary market results, among others, from: from including a larger number of refinanced “mortgages” in the statistics.
– Other factors could also have been important, e.g. regarding the construction of houses. We must remember that this year, our compatriots are slightly more likely to decide to build a private house. It is worth taking a closer look at this positive change – despite the fact that the construction records set in 2021 are still far away – explains Andrzej Prajsnar.
The biggest “home low” is already behind us
The Central Statistical Office data says a lot about the activity of private investors in building houses. Experts emphasize that the statistics for the first three quarters of this year do not include the number of decisions on development conditions (so-called “WZ-ek”).
– The large number of “WZs” for which compatriots have been applying for several months (often in reserve) is unfortunately the result of the chaotic reform of spatial planning – says Prajsnar.
However, if the investor obtains a building permit or starts building a private house, we can talk about actual construction activity. In the first nine months of 2025, the number of private home starts increased from 61,383 (Q1-Q3 2024) to 62,814 (Q1-Q3 2025). The number of houses with new permits increased even more – from 60,195 to 64,756.
– We see significant positive changes in relation to the construction “bottom”, i.e. 2023. During the first three quarters of this year, permits were obtained for almost 10,600 houses more than two years earlier – points out the expert of the RynekPierwotny.pl portal.
In his opinion, the situation is improving, but it is still far from the construction records set in 2021.
– We must, of course, remember that 2021 was a special year in the “residential” sector, as there was a easing of activity suspended by the onset of the COVID-19 pandemic, he notes.
Where do Poles build houses?
Analysis of the RynekPierwotny.pl website shows that house construction is still concentrated in the largest agglomerations: Warsaw, Poznań, Krakow, Wrocław and Tricity. High results were also recorded by the Kielce, Lublin and Nowy Targ poviats. Unfortunately, some regions, especially the northern part of the province. Warmian-Masurian Voivodeship and part of the Voivodeship Podlaskie, still show very low construction activity.
– The average size of a house calculated on the basis of issued building permits dropped from 141.4 sq m to 138.1 sq m. In the first half of 2025, the corresponding result increased slightly (to 138.2 sq m), which allows us to assume that new private houses will stop shrinking – e.g. due to greater creditworthiness – Prajsnar sums up.
