Pink summarizes the second quarter 2025 – stable vacancies, and the volume of the lease of offices is growing. Most contracts were concluded in Krakow and Wrocław.

The Polish Chamber of Commercial Real Estate (Pink) has published data on the office space market on eight main regional markets in Poland (Kraków, Wrocław, Tri -City, Katowice, Poznań, Łódź, Lublin, Szczecin) for the second quarter of 2025.

“At the end of the second quarter of 2025, the total resources of modern office space on eight main regional markets amounted to 6,747,000 sq m. Invariably the largest office markets in Poland (after Warsaw) remained Krakow (1 834 700 sq m), Wrocław (1 355 100 sq m) and the Tri -City (1,067,000 sq m)” – read in the message issued by Pink.

As the Chamber indicates, in the second quarter of 2025 there was no completion of the construction of any office building with an area of at least 1000 sq m intended for commercial rental.

Office market in the region – a stable level of vacancy

At the end of June 2025, the eight main regional markets in Poland were available immediately about 1,179 200 sq m of office space, which corresponds to the vacancy rate of 17.5 percent. This result remained unchanged relative to the previous quarter and means a decrease of 0.2 pp. compared to the second quarter of 2024. The highest level of unnecessary area was recorded in Katowice (22.7 percent), while the lowest in Szczecin (7.3 percent).

Office market in the region – the largest transactions

In the second quarter of 2025, the total volume of rental transaction was 217 400 sq m, which means an increase of 28 percent. compared to the first quarter and by as much as 51 percent relative to the same period of 2024.

The most space was rented in Krakow (122,600 sq m), Wrocław (36,900 sq m) and the Tri -City (27,000 sq m). The renewal of the contracts had the largest share in the total volume (65 percent), and the new contracts (including the predetermination) accounted for 30 percent. Among the largest transactions were the extension of contracts in Krakow: Shell in the Dot Office complex (22,900 sq m), Motorola Solutions at Green Office (17 100 sq m) and Aptiv in Enterprise Park A (14 300 sq m).
