The Polish housing market has been attracting foreign buyers for years, but today it is increasingly clear that not only the scale of purchases is changing, but also the profile of foreigners investing in Poland. Ukrainians still remain the clear leaders, but data from the Ministry of Interior and Administration (MSWiA) show that Indians, Turks and even… Czechs are also becoming more and more active.

Experts of the GetHome.pl portal. emphasize that Poland is no longer solely a market for anonymous capital looking for quick profits. More and more often, apartments are bought by people who associate their future with our country.

– Just a dozen or so years ago, the Polish housing market attracted primarily capital, often anonymous, focused on quick profit and equally quick exit from the investment. Today, Poland mainly attracts people – those who come here to work, study, set up companies and, over time, put down roots – says Marek Wielgo, an expert at GetHome.pl.

Foreigners are buying more and more apartments

Data from the Ministry of Interior and Administration show that in 2025, foreigners bought over 17.7 thousand in Poland. apartments. This is a result of 2 percent. higher than a year earlier, but in a broader perspective, a real boom can be seen.

– However, when we compare these data with statistics from 10 years ago, the scale of growth is huge – the number of transactions today is almost five times higher – notes Marek Wielgo,

The largest group of foreign buyers are invariably Ukrainians. Especially after the outbreak of the war in 2022, their activity on the real estate market has significantly accelerated. Last year, Ukrainian citizens bought nearly 9.3 thousand in Poland. apartments with a total area exceeding 548 thousand sq m This is more than the total square footage purchased by citizens of all other countries included in the statistics.

Belarusians are also making their presence felt more and more strongly. Just a few years ago they were a marginal group of buyers, today they are at the forefront.

However, GetHome.pl experts point out that the real change can be seen in the case of nations that, until recently, practically did not appear in the rankings of the largest foreign buyers of apartments in Poland. One of the most spectacular examples are the Indians.

In 2019, they bought apartments in Poland with a total area of ​​just under 4,000 m2. sq m Today, this result already exceeds 16,000. sq m and is constantly growing. Indians were among the TOP 10 foreign buyers of apartments in Poland in 2022, and currently they occupy fourth place in the ranking.

– This is especially true in the case of Hindus. Their purchases are still much smaller than in the case of the leaders, but the growth rate is impressive – from less than 4,000. sq m in 2019 to 16 thousand sq m in 2025. This can be graphically compared to approximately 320 apartments with an area of ​​50 sq m. – says Wielgo.

According to experts, the growth is mainly due to specialists employed in Poland by technology companies and the business services sector. First they rent apartments, but over time they increasingly decide to buy their own place.

Turks invest and Czechs surprise the market

Growing activity is also visible among Turkish citizens. Their “housing portfolio” in Poland has already grown to approximately 10,000. sq m Some of the purchases are related to migration and work, but experts have no doubt that for many Turks, Polish real estate is simply a safe form of investing capital.

However, the Czechs turned out to be an even bigger surprise. Their purchases of apartments reached a level similar to that of the Turks, which allowed them to enter the group of the ten most active foreign buyers.

– However, the most surprising thing is the advancement of the Czechs. Their purchases also amount to approximately PLN 10,000. sq m, which allowed them to enter the TOP 10. This is a completely different case than that of India or Turkey, because in the case of Czechs it is difficult to talk about migration – notes Wielgo.

In his opinion, this case is more about investments and more favorable housing prices than in the Czech Republic. Polish real estate is becoming an attractive alternative for our southern neighbors – both for investment and holidays.

The West is letting go of investments in Poland

At the same time, interest from Western European citizens is waning. Germans, British and French still buy apartments in Poland, but their importance is systematically decreasing. Experts explain this with an increase in real estate prices, a decline in rental profitability and a deteriorating availability of loans. Poland is no longer a cheap market for quick profits, and is becoming more and more a place to live and long-term settlement.
