In July, the credit situation of singles and childless couples improved, but families with children again found themselves on the worse side of the market. Differences in the availability of apartments for particular groups have clearly deepened – according to the analysis of BIG DATA RynekPierwotny.pl and Rankomat.pl.

Banks loosened their criteria. Singles immediately had more opportunities

July did not bring any events that could induce banks to further tighten their lending policies. On the contrary, some institutions slightly relaxed their customer evaluation criteria. Effect? The average creditworthiness of singles and childless couples has increased. In the case of families with children, the trend was the opposite.

– July passed without any new economic shocks that could have prompted banks to tighten their lending policies. In fact, some banks have decided to slightly loosen the criteria for assessing creditworthiness. It wasn’t a big change, but it was enough to increase the average creditworthiness of singles and childless couples. Rankomat.pl data show that the average earning single person with an income of approximately PLN 6,000 PLN net per month, he could count on an average of PLN 447.3 thousand in July. PLN loan. Importantly, in the long run, all three analyzed groups are still in a much better situation than at the beginning of 2025. Compared to January last year, the ability of singles has increased by 18%, of childless couples by 17%, and of families with a child by 11%.

In Kraków and Warsaw the difference is particularly visible

Improved creditworthiness quickly translated into an offer of apartments available for singles. In July, in all seven analyzed metropolises, the number of developer premises that a single person with an income of approximately PLN 6,000 could afford increased. PLN net and 20% own contribution.

The largest number of such apartments were in Łódź and in the Upper Silesian-Zagłębie Metropolis – approximately 6,000, respectively. and 5.7 thousand premises. However, the largest percentage increases occurred where choice was previously the most limited:

  • in Krakow the offer increased from 0.4 thousand up to 0.7 thousand apartments, i.e. by 75 percent,

  • in Warsaw with 0.9 thousand up to 1.2 thousand premises, i.e. by 42 percent,

  • in Wrocław with 1.1 thousand up to 1.4 thousand apartments, i.e. by 29 percent,

  • in Poznań with 1.8 thousand up to 2.2 thousand premises, i.e. by 25%.

– July’s data show that even a relatively small change in creditworthiness can cause very large changes in the availability of apartments for singles. This applies especially to cities where, until recently, the offer of apartments that fit their budget was very limited – comments Marek Wielgo.

Childless couples also benefited from improved creditworthiness, although in their case the impact on the number of available apartments was not so clear. In Łódź, the offer for this group decreased from 8.3 thousand. up to 8 thousand premises, and in the Tricity with 2.8 thousand. up to 2.7 thousand

In other metropolises it was better. In Warsaw, the number of apartments within the financial reach of childless couples increased from 3.6 thousand. to 3.9 thousand, in Poznań from 3.9 thousand. to 4.2 thousand, and in Krakow from 3 thousand. up to 3.2 thousand

– An increase in creditworthiness does not necessarily mean greater availability of apartments. A lot depends on what premises are for sale. If the number of more expensive apartments increases, even the greater creditworthiness of buyers may not translate into a greater selection of apartments within their financial reach, says Wielgo.

Families with children have fewer and fewer apartments to choose from

The most disturbing situation is that of households with children. Their creditworthiness is falling for the third month in a row, and at the same time the number of apartments that fit into the assumed budget is shrinking.

However, this does not mean that families have been left without a choice. They still have more places available than singles or couples without children. There were approximately 9,000 of them in the Upper Silesian-Zagłębie Metropolis, nearly 8,800 in Łódź, and over 6,000 in Warsaw.

– However, it is worth noting that we are talking about declines from very high levels. A 2+1 family still had many more apartments to choose from than a single person or a childless couple. In the Upper Silesian-Zagłębie Metropolis there were approximately 9,000 available. apartments, in Łódź nearly 8.8 thousand, and in Warsaw over 6 thousand. premises – notes Wielgo.

According to an expert from the RynekPierwotny.pl portal, the problem is that in six out of seven metropolises the offer for families was smaller in July than a month earlier. It shrank the most in Łódź and Tricity – by 4%. In Warsaw and Wrocław the decline was 2%. The only market where growth was recorded was Poznań. There, the number of available apartments increased from 5.1 thousand. to 5.3 thousand, i.e. by 5%.

– Families still have a relatively large choice of apartments, but we have been observing a disturbing trend for several months. While the situation of singles and childless couples is systematically improving, the offer of apartments within their financial reach for families with children is shrinking, Wielgo points out.

Same income, different credit

The analysis was based on three model households: a single person with an income of approximately PLN 6,000. PLN net for a childless couple earning a total of approximately PLN 8,000. PLN net and a 2+1 family with an income of approximately PLN 10,000. PLN net. In each case, a 20% own contribution and a mortgage loan with a periodically fixed interest rate were assumed.

Apartments available for a given group were considered to be developer premises whose price was within the limits of the calculated creditworthiness. Data regarding capacity are average values ​​calculated on the basis of offers analyzed by Rankomat.pl.

However, the differences between individual banks can be very large. In July, the single could reach just under 370,000. PLN to nearly 500 thousand PLN loan. Banks willing to lend more money often compensate for the higher risk with higher loan costs. Therefore, when choosing financing, it is worth looking not only at the maximum loan amount, but also at its total cost – explains the expert of the RynekPierwotny.pl portal.

July clearly showed that improving creditworthiness alone does not guarantee a greater choice of apartments. For singles, it translated into a significant increase in the available offer, while families with children lost some of the apartments within their reach for the third month in a row.
