New trends in the high-end segment
The Polish luxury real estate market undergoes transformation. For connoisseurs of luxury investments, this means not only a change in aesthetic paradigms, but also the redefinition of the concept of investment value.
According to the KPMG report and the Cenatorium in 2024, the value of the Polish luxury real estate market reached about PLN 3.5 billion, which means an increase of almost 7 percent. year to year, and prices in top locations – including in Warsaw – exceed 60 thousand. PLN/sq m Despite the general slowdown in the real estate market at the end of last year, the premium segment remained immunity, and the analysts do not provide for the reversal of the upward trend in the near future.
However, behind these numbers there is something much more important than financial potential – this is a change in the perception of what luxury is today.
Quiet Luxury: A new trend in architecture
Quiet Luxury In housing architecture it is a trend that involves creating sophisticated, harmonious and timeless spaces. This is a luxury for the initiated – visible in details, noticeable in the atmosphere, but never ostentatious.
In practice, this means the use of high -quality natural materials, large glazing opening the living space to the environment, energy -saving solutions or intelligent home management systems. But these are also unique common spaces that meet the needs of the clients of the luxury segment, as well as the unobtrusive tribute to the history of a given place, which is reflected in the approach to design.
Contemporary residential architecture abandons superficial aesthetics in favor of deeper values - comfort, durability and ecological awareness. In this context, the attention is drawn to Velocity Development – the Polish Developer Group, which specializes in the premium and luxury housing segment.
The company’s unique perspective was shaped thanks to the observations of Radosław Michaluk, president and founder of the company, during his business trips. – For several years I worked in the international advisory company Bain & Company, where I had direct contact with the boards of the largest companies in Poland and abroad – recalls the investor.
Thanks to work and travel, he discovered the world of luxury and boutique places. “It has further developed my passion for traveling,” he admits. – In addition to the geographical locations themselves, we also began to visit selected hotels, restaurants, apartment buildings or houses that bring their unique atmosphere to a given location – he adds.
Experience acquired during numerous trips allowed the developer to see the fundamental deficiencies on the Polish market. – With business perspectives, I began to notice that developers in Poland, building houses and multi -family buildings, did not think about the way of living in a given place, but about cutting costs, while calling their designs for apartment buildings. This is fundamentally contradictory with me – he points out and emphasizes that when developing a development company in the country, he primarily wanted to transfer quality and approach to space and nature from visited places in the world to native ground.
Hill Park: Revolution in the approach to personalization
The Park Hill estate in Mokotów, designed by Z3Z Architekci, was honored with the prestigious International Property Awards as the best housing estate in Europe. It is an excellent illustration of a revolutionary approach to a housing developer in the luxury segment. The company’s philosophy goes beyond the standard development approach, enabling extensive changes designed individually for each owner.
– When buying a house from a developer, we usually have a ready project to which we have to adapt and make concessions. When designing the Hill Park, we wanted to demonstrate that it can be done differently – emphasizes the investor.
– We understand that every customer buying a house has their dreams and requirements, which is why we tried to design the lumps of houses flexibly enough to be able to make extensive changes in them. Each house is an individual history of the family living in it, and we put it in the center of our attention.
A key element of the concept is a private park with the highest quality common spaces-from a sports and recreation building to the relaxation and coworking zones inspired by boutique hotels-and the introduction of professional housing estate management, which provides residents with a full service, from technical inspections to gardening services, creating an alternative to luxury apartments without losing their affairs.
Hill Hill History
Hill Park is a story about symbiosis between the city and nature, residents and their needs and the surroundings. The location on the Warsaw Skarpa, surrounded by over 20 hectares of planned green areas and in the vicinity of parks (Arkadia, Królikarnia) creates a unique balance between metropolitan and peace of nature.
The design and block are a thoughtful tribute to Warsaw modernism – not for nostalgic reasons or fashion trends, but from a deep belief about the timeless value of this architectural trend. This is respect for Mokotów – a district that found its identity in modernism, combined with the pragmatic use of what is most valuable in modernism: the functionality of space, harmony of proportion and the wise relationship between the building and the landscape.
Visionary philosophy: “Inspired by Nature”
“Inspired by Nature” is a philosophy that defines Velocity Development DNA. – We believe that architecture should derive from the harmony of nature, both in form and functions. Our investments are created for smooth penetration of the living space and the surrounding landscape – explains the president.
While most developers declare care for green, Velocity Development goes on – not only selects the locations to be directly at green areas, but also built up the greenery into the structure of buildings, e.g. on terraces. In the Hill Park, the price of the house is to plant several trees with a height of several meters. – The use of greenery and natural materials in new buildings refers to our original nature, but in the modern edition – notes Michaluk.
Summary: New definition of luxury
The Polish luxury real estate market enters a new era. For connoisseurs of luxury investments, this means the need to redefine project evaluation criteria – from superficial indicators to a deeper analysis of long -term value.
Projects such as Park Hill set new standards, combining architectural perfection with ecological responsibility and technological innovation. It is investments into the future – both in the context of lifestyle and capital potential. In a world where authenticity becomes the most valuable luxury, such realizations offer more than just a flat – they offer a philosophy of life.
