The premium real estate market in Poland is clearly changing direction. It is less and less about the prestige of the address and more about the quality of everyday life. MURANO – new PROFBUD investment at ul. Anielewicza in Warsaw – is an example of this phrase. The project combines a central location with solutions supporting health, regeneration and daily organization.
Premium in a new way: health, time and functionality instead of status demonstration
The starting point for the MURANO investment were the conclusions of the report “What is luxury for Poles today?” prepared by infuture.institute Natalia Hatalska and PROFBUD. It clearly shows that the way of defining the premium segment in Poland is changing – the importance of safety, health and time is increasing.
This approach is reflected in the project assumptions. As Paweł Malinowski, President of the Management Board of PROFBUD, says:
“MURANO was created out of the need to create a place that supports what is most valuable today: health and time. We did not start with visualizations, but with the question of how people really live in the city today and what people miss.”
A report that changes the way apartments are designed
It is worth stopping at the study itself, which became the foundation of the investment concept. The infuture.institute and PROFBUD report is based on the analysis of consumer attitudes and social changes observed in Poland in recent years. It shows that luxury is no longer an aspirational category related to ownership, but is starting to be a functional category related to the quality of life.
Respondents point primarily to:
-
the need for peace and limiting stimuli,
-
access to health and prevention,
-
financial stability and predictability,
-
time for yourself and your loved ones.
These conclusions are consistent with broader trends described in the literature well-being and urban health, where the living environment plays an increasingly important role as a factor influencing physical and mental health. In practice, this means a change in design priorities: from aesthetics and prestige to everyday ergonomics.
MURANO is a direct translation of this data into the language of architecture – instead of declarations, it offers specific spatial and functional solutions.
Location near the Krasiński Garden and POLIN: center with access to greenery
MURANO is being built at ul. Anielewicza 15Ain the immediate vicinity of the Krasiński Garden and the POLIN Museum of the History of Polish Jews. This is a part of Śródmieście that combines access to urban infrastructure with relative silence and plenty of greenery.
From a user’s point of view, this means:
-
quick access to universities (including the University of Warsaw),
-
proximity to cultural institutions (Muranów cinema, Theater Academy),
-
reducing the need for daily commuting.
In the context of contemporary urban trends, this is an example of the so-called “short distance cities” where key functions are within walking distance.
“Eight Zones” – designing a lifestyle, not just a building
The central element of the MURANO concept is the “Eight Zones” model. It is a set of spaces that respond to the specific needs of residents, designed around three axes: health, time and relationships.
Instead of the standard division into apartments and common areas, the project assumes the creation of a coherent system of everyday functioning. It includes both private and semi-public spaces.
This approach is in line with the trend observed around the world “residential as a service”in which the building becomes a platform supporting the lifestyle of its residents.
Health Space: health infrastructure built into architecture
The most extensive part of the concept is the Health Space zone. It includes:
-
professional training space,
-
care of a trainer-physiotherapist,
-
hypoxia zone (simulation of high mountain conditions),
-
saunas and regeneration spaces,
-
places to work in concentration.
Hypoxia, so far used mainly in professional sports, allows you to improve the body’s performance by training in conditions of reduced oxygen content. The introduction of this technology into a residential investment is a solution rarely found on the market.
As Tomasz Kozak, Vice President of PROFBUD, emphasizes:
“At MURANO, health is not an addition to the building – it is the starting point. We wanted to shorten the distance between intention and action: movement, regeneration and rest.”
Common parts as real infrastructure of life
The project includes extensive common spaces that are to perform specific functional functions:
-
Balance Club for work and meetings,
-
green neighborhood terraces,
-
catering establishments,
-
winery and biomarket.
What is important is that these are not image elements, but infrastructure supporting everyday activities – from remote work to social relationships.
Apartments and technical standard
The investment includes 176 apartments with areas ranging from 30 to 145 m². Standard includes:
-
panoramic glazing,
-
underfloor heating,
-
individual recuperation,
-
air conditioning,
-
preparation for electromobility (chargers in the garage),
-
access to shared bikes and scooters.
Prices start from around PLN 28,000. PLN per m². In the context of the location in Śródmieście and the scope of additional services, it is a competitive level compared to other premium investments in Warsaw.
BBGK architecture: restraint instead of dominance
The studio is responsible for the design BBGK Architekci. The main idea was to fit the building into the existing urban context, in particular the relationship with the POLIN Museum.
As architect Mariusz Wronowski points out:
“We did not want to compete with the museum. The project is intended to close the frontage and organize the space of this part of the city.”
In practice this means:
-
subdued, contemporary form,
-
emphasis on proportions and material,
-
integration of historical elements, such as the pavement of the former Gęsia Street,
-
multi-level greenery as an integral element of architecture.
Who is MURANO for? Buyer profile
The project is addressed to people who treat the purchase of real estate as a long-term decision:
-
for yourself and your family,
-
for children or parents,
-
as an investment for long-term rental.
The key choice factor is not only the standard of housing, but also the overall organization of life – access to services, health and leisure infrastructure.
Market context and importance for 2026 trends
MURANO follows several important trends:
-
integration of health functions with residential architecture,
-
development of common spaces as real utility value,
-
the growing importance of “walkable city” locations,
-
redefining luxury as a quality of experience, not status.
From the perspective of the real estate market, this signals a shift towards more complex, service-based housing models.
Completion of the investment and obtaining an occupancy permit is planned for November 2026.
