In May, the average prices of apartments on the secondary market slowed down. Only in the Upper Silesian-Zagłębie metropolis a 2 % increase was recorded.

In Warsaw, Krakow, Wrocław, the Tri -City and Poznań, May was another month, which was marked by stabilization or a decrease in the average price of a square meter. Her increases braked in Łódź, but in the cities of the Upper Silesian-Zagłębie metropolis the average increased again, this time by as much as 2 percent. – results from the data of Gethome.pl.

-In the last three months it is the Upper Silesian-Zagłębie Metropolis and Łódź that stand out from the other metropolises. The point is that only in these two metropolises the average price of a square meter of used apartments soared up. However, in other cities it fell or maintained the level of February – says Marek Wielgo, an expert of the Gethome.pl portal.

Offer prices of apartments in metropolises

According to the analyzes of Gethome.pl, Górnośląsko-Zagłębiów Metropolis (on average less than PLN 8.8 thousand/sq m) and Łódź (just over PLN 8.8 thousand/sq m) remain the cheapest of the largest Polish metropolises. The local secondary market is dominated by flats from a large slab and old tenements. The increase in average prices, however, may result from the growing share of new premises, which in recent years have been created there extremely much. In addition, many investors – the so -called Flipper – they bought them for later resale, which currently affects the structure of offers.

According to data from the portal, in May only in the cities of the Upper Silesian-Zagłębie metropolis the average price of a square meter of flats from the secondary market was noted-and by as much as 2 percent. In the opposite boat – prices fell by 1 percent. A decline was also recorded in Krakow, where the average price decreased below 17,000. PLN and amounted to less than 16.9 thousand PLN/sq m in Wrocław (approx. PLN 14.3 thousand/sq m), Warsaw (approx. PLN 17.8 thousand/sq m), Tri -City (approx. PLN 15.8 thousand/sq m) and Poznań (approx. 11.7 thousand PLN/sq m) prices remain at the level of April.

In Warsaw and Krakow, the average prices of second -hand apartments have been falling for a year, which in a 12 -month scale means a reduction of 5 %, respectively. and 4 percent On the other hand, the largest annual increases were recorded in the Tri-City and Upper Silesian-Zagłębie metropolis-3 percent each. In Wrocław and Poznań, prices increased by 2 percent, and in Łódź – by 1 percent

Little stabilization on the secondary market

Experts from the Gethome.pl portal note that after the April decrease in the offer of apartments on the secondary market, May brought its stabilization in almost all metropolises. They point to data from the Adradar Real Estate Portals. According to them, the offer increased only in Warsaw – by 2 percent. (up to 19.3 thousand premises) and in the Tri -City – by 1 percent (up to 9,000). The same number of apartments as in April were on the secondary market in Krakow (9.8 thousand premises), Wrocław (10.4 thousand), Łódź (5.7 thousand), Poznań (4.1 thousand) and Katowice (2.4 thousand).

Adradar data shows that at the end of May about 156.5 thousand were included in the whole country. unique offers of apartments, i.e. by 1 percent more than a month earlier. Importantly, 33.5 thousand appeared in the secondary market in May. new unique offers, i.e. by 2 percent more than in April. On the other hand, only 32,000 were withdrawn, i.e. 39 percent. less.

A record number of apartments disappeared from the secondary market

Experts emphasize that withdrawing offers does not have to mean a decrease in sales. Last month, a record number of apartments disappeared from the market. Some owners could deliberately withdraw their offers, counting on an increase in demand after launching a new support program for borrowers. We would like to remind you that, as announced by the Ministry of Technology and Development, subsidies are also to include the purchase of premises from the secondary market.

– He usually wins with the original in terms of availability of apartments for an average pocket. Only in Krakow the prices of used apartments per square meter are higher than new ones. In addition, this difference is melting with each month.
