May clients’ uprising on the apartment market. A new trend or temporary reflection?

In some cities, developers’ offer began to shrink. Will sales increase translate into price changes?
May brought a powerful increase in the sale of new apartments in most of the largest metropolises. In some, the offer of development companies began to shrink. Did it affect the prices of apartments?
– April was poor in terms of sales for developers. So much better results in May can be impressive. However, this is still too early to state with all firmness that in all metropolises the demand for new apartments is already on a rising wave – says Marek Wielgo, an expert of the RynekPierwotny.pl portal.
Sales data from the largest cities
According to Big Data RynekPierwotny.pl, in Warsaw, Krakow, Wrocław, Tri-City, Łódź, Poznań and the cities of Upper Silesia-Zagłębie Metropolis, developers found in May willing in a total of approx. 4.5 thousand. apartments. This is nearly a quarter more than in April. However, it is worth recalling that the developers similar to the May sales were already recorded in February this year, and the next two months brought significant declines.
As the expert notes, the reduction of interest rates improved the availability of loans.
– However, the prices of apartments are so high, and the offer is so large that many potential buyers can conclude that it is not worth hurrying with the purchasing decision. The more that so far time has played in favor of buyers of apartments. In those areas of the metropolis, in which there are the most development investments, they can count on considerable price abbreviation – notes Marek Wielgo.
Apartments and price changes in cities
In Warsaw, at the end of May, there were nearly 16.7 thousand in the offer of development companies. apartments (by 1 % less compared to April), in Krakow – about 11.4 thousand, Wrocław – approx. 11.1 thousand, Tri -City – approx. 8.6 thousand (increase by as much as 11 %), Łódź – approx. 9.9 thousand (-2 percent), Poznań – approx. 8.1 thousand (-1 percent), and in the cities of the Upper Silesian-Zagłębie metropolis-11.1 thous. premises (+6 %).
Marek Wielgo draws attention to the May hyperactivity of development companies in the Tri-City and Upper Silesian-Zagłębie metropolis.
-The former introduced almost 2.5 times more apartments than they sold, and others-nearly twice as much. A month earlier, we were dealing with a similar situation in Krakow and Wrocław. However, braking the new supply is visible in Warsaw, Łódź and Poznań. However, this did not affect the average price of a square meter of apartments offered by developers – he states.
As he notes, five months of this year was marked by stabilization.
– Of course, there were months when the average grew, because the pool of expensive – for a given market – premises appeared on sale. In May, we were dealing with this situation in Warsaw, where the average price of a square meter of apartments launched to the market exceeded 20.2 thousand. PLN, as well as in the Tri-City (nearly PLN 18.8 thousand) and the Upper Silesian-Zagłębie metropolis (about PLN 12.3 thousand)-he indicates.
As a result, by 2 percent The average price of a square meter in the Tri -City increased (up to PLN 16.8 thousand/sq m) and by 1 percent. in Warsaw (up to PLN 18.1 thousand/sq m) and the Upper Silesian-Zagłębie metropolis (up to PLN 11.3 thousand/sq m). It is worth noting that the Tri -City pushed to third place in the ranking of the most expensive metropolises in Kraków (less than PLN 16.7 thousand/sq m), to which stabilization of 1 percent returned. A raise in April. In the capital, in turn, the average price of a square meter broke the symbolic ceiling of 18 thousand in May. zloty.
Housing prices – stabilization and differences between cities
Price stabilization has been going on since August last year in Łódź (PLN 11.5 thousand/sq m), and from February this year – in Poznań (PLN 13.4 thousand/sq m). By 1 percent The average price of a square meter in Wrocław (up to approx. 14.8 thousand PLN/sq m) has shrunk.
According to experts, it is Poznań and Kraków who currently have the best chance of the title of the most stable metropolis in 2025. In both of these metropolises, the average price of a square meter of new apartments was in May by only 2 percent. higher than in the same period last year. Only in the Tri -City the increase is double -digit (10 %).
– And Gdańsk earned the increase in the Tri -City, which we have repeatedly written that he is a specific metropolis. Due to its tourist attractiveness, a lot of expensive apartments are created here in projects located, including Near the Gulf of Gdańsk and Śródmieście – comments Marek Wielgo.
In Warsaw, the change in the average price of a square meter in the period of 12 months in May was only 3 percent, in Łódź-4 percent, and in the Upper Silesian-Zagłębie Metropolis and Wrocław-6 percent.
