The increase in the supply of apartments on the secondary market stabilized the prices of a square meter in metropolises. The exception is one city.
In March, the secondary market in the largest cities recorded an increase in the supply of apartments, which stabilized prices.
“In all metropolises, March brought an increase in the supply of second -hand apartments, and as a result the stabilization of the average price of a square meter. Only Łódź broke out of this trend, where the average went up by 2 percent.” – results from the data of Gethome.pl.

As indicated by Marek Wielgo, an expert of the website, an increase in prices on the Łódź secondary market may result from the growing share of newer apartments built after 1989.

In the secondary market, apartments in the PRL blocks and old tenements have a high share here. The increase in the average price of a square meter can largely be the result of the growing percentage of premises built after 1989 – says Marek Wielgo.
This is confirmed by the data from the Adradar real estate search engine. They indicate that in Łódź the number of unique offers of second -hand apartments has increased from the beginning of the year from 5.2 thousand. up to 6.8 thousand, i.e. by as much as 31 percent
Secondary market – increased number of apartments in the capitals of the regions
A similar supply trend was recorded in other metropolises. According to Adradar, in March the number of apartments on the secondary market increased by 14 percent. in Warsaw, by 10 percent in the Tri -City and Łódź, by 9 percent in Poznań, and slightly less in Katowice (+8 percent), Krakow (+6 %) and Wrocław (+4 %). Higher availability of offers was stabilizing prices – in most cities they maintained the level of February. The above -mentioned Łódź remains an exception.

As Adradar calculated, in Warsaw, second -hand apartments cost in March on average per square meter of approx. 17.9 thousand. PLN, in Krakow – 17.4 thousand PLN, in the Tri -City – 15.9 thousand PLN, in Wrocław – 14.5 thousand PLN, in Poznań – 11.6 thousand PLN, and in the cities of the Upper Silesian-Zagłębie metropolis, which is the cheapest market in this ranking-8.5 thousand.
