M7: the most anticipated luxury investment in Warsaw reveals its face
M7, unique apartments that are part of the Archicom Collection, offer a breathtaking view of the capital’s skyline, unique amenities and art at the highest level. The investment, despite the ongoing construction, is already attracting the attention of people who are looking for a premium offer in Warsaw. At the moment, almost half of the available apartments have been sold.
M7 Apartments is the first residential investment to be completed as part of the Towarowa22 superquarter, whose investors include AFI, Echo Investment and Archicom. The first apartments are to be put into use next year, and about 50% of them have already been sold. There is a lot to choose from, because M7 will have a total of 132 apartments – from studios of 28 m² to five-room apartments of up to 148 m²! The impressive building is still under construction, but the completed structure allows you to already appreciate the unique panorama visible from the windows on the top floors.
– The number of inquiries does not decrease, both from people from Poland and abroad. This is the result of an excellent location – right next to the business center of the Polish capital, which enjoys the reputation of a safe, developing city. For many busy people, acquiring real estate in this place means significant improvements in everyday life, for others it is a type of interesting investment in a premium property in a top location – says Dawid Wrona, Chief Operating Officer at Archicom.
The M7 building has a view of both the city skyline and internal green areas designed as part of the Towarowa22 superquarter. It is worth adding that the above-mentioned superquarter was a finalist of the prestigious real estate industry competition MIPIM Awards 2025 in Cannes in the Best New Mega Development category. The distinction is even more special because only two projects from Poland were qualified for the competition, which was called the “Oscar of architecture” this year. No wonder that the M7 apartments, designed by the renowned JEMS Architekci studio, are very popular, even considering prices starting from PLN 41,000. PLN per m².
Unusual amenities and art in the interior
In the case of Archicom Collection, the expression “premium standard” takes on a new meaning. Each apartment will have a “smart home” technological package. In addition, Archicom has established a strategic partnership with Samsung, which will result in equipping the cinema hall with large-format screens using the latest technology. The building will also include space for a wellness zone, a gym and SPA, and even a professional Lamborghini Warszawa driving simulator! According to the developer’s idea, each investment will also present works of art by renowned artists in the common areas. In the case of M7, these will be original photos by Helmut Newton, one of the most respected photographers of the 20th century.
– However, the connections between investment and art do not end there. At M7, we have created a line of unique collector’s apartments – from beginning to end according to original concepts combining them with outstanding figures from the world of art or prestigious brands. Collector’s apartments are luxurious, unique spaces with high investment value – works of art in themselves. The first three designs are already ready for sale. The first one will be created in cooperation with Sylvia Gobbel, Helmut Newton’s muse. The second one is a kind of tribute to the movie star – Marilyn Monroe, and the third one to the greatest rock legends – emphasizes Dawid Wrona.
The works of art that will be placed in selected collector’s apartments will soon be available to see as part of the unique exhibition “Icons of the 20th century”. It will be open for free to all visitors in the historic Willa Fabrykanta, located at 58 Grzybowska Street – in the same building where the Archicom Collection sales office is located.
The largest construction site in the center of Warsaw
Parallel to the progress on the M7 construction site, from the side of ul. The construction of the 150-meter AFI Tower office building has just started on Towarowa, and work on the next stages of the superquarter will start soon. Ultimately, Towarowa22 will create a friendly place to live and work, and the new green areas will cover a total of 2 hectares and will contribute to reducing the urban heat island effect and social revitalization of the surrounding streets.
