Loan and apartment for a 30-year-old. What can a single person afford?

What kind of housing loan can average-earning singles, childless couples and families get? Experts from the Rankomat.pl and RynekPierwotny.pl portals examined the offers of banks and development companies in this respect.
The analysis included a 30-year-old single man whose net salary, i.e. take-home pay, is PLN 6,000. zloty. In the case of a 30-year-old couple without children, earnings of PLN 8,000 were taken into account. PLN, and married couples aged 35 with a child – PLN 10,000. zloty. Importantly, young people have an employment contract for an indefinite period. Having previously lived with their parents, they managed to save up their own contribution to cover 20% of the cost of purchasing the apartment. They also do not have any credit obligations that would lower their creditworthiness.
Housing loans
Probably many potential borrowers are waiting for more favorable loan conditions or the new “Kredyt na start” support program. The only reason for optimism is the fact that approximately 28,500 people contacted banks in September. willing, i.e. 8% more than a month earlier. So there is a chance that this will translate into positive decisions by banks. In August, they awarded approximately 14.8 thousand. housing loans, which is a result that is over 12% worse than in July.
Or maybe this trend will finally reverse? Rankomat.pl analyzed the offers of 10 banks and it turned out that in September they were more generous to their potential customers than a month earlier. The average creditworthiness of single women earning PLN 6,000. PLN on hand improved for the second month in a row. The single could count on an average of 389.8 thousand in September. PLN of a loan for the purchase of an apartment (about PLN 3.2 thousand more than in August), a childless couple – nearly PLN 489.9 thousand. PLN (as much as approx. PLN 12.4 thousand more), and a couple with a child – PLN 580.2 thousand. PLN (over PLN 5.1 thousand more).
It differs in individual banks, because each of them has its own way of calculating creditworthiness. For example, in the case of a single woman with a take-home income of PLN 6,000. PLN, the difference between the first and last bank in the ranking was as much as PLN 128,000 in September. zloty. The problem is that the banks offering the largest amounts are not always the cheapest. Therefore, proper market recognition and selection of the right offer are very important.
What choice of new apartments?
Experts from the RynekPierwotny.pl portal checked how wide the selection of apartments is for “average” households. Thanks to their own contribution, the amount they have for the purchase of an apartment is larger. Additionally, for simplicity, it was assumed that all transaction costs are included in this amount. Moreover, the parents promised the young people help in finishing and furnishing the apartment. This means that a 2+1 family could afford to spend approx. PLN 725.2 thousand. PLN, and a childless couple – approx. PLN 612.3 thousand. zloty. In turn, an average-earning single woman can spend approx. PLN 487,300 on purchasing a new apartment with a loan and her own contribution. zloty.
The good news is that at the end of September in Wrocław, Łódź, Poznań and the cities of the Upper Silesian-Zagłębie Metropolis, developer companies had a record number of apartments on offer. There were so many of them recently in Warsaw, Krakow and Tricity during the collapse of the housing loan market.
– Although this did not result in a decline in the average price per square meter of apartments. However, it is also important to choose apartments at unit prices that are within the reach of the average borrower. Developers began to introduce more such premises to the market, so time was playing in favor of these groups of potential buyers – says Marek Wielgo, expert of the RynekPierwotny.pl portal.
BIG DATA RynekPierwotny.pl data shows that single women and girls will find accommodation in each of the largest metropolises. The largest selection of apartments at prices up to approx. PLN 487.3 thousand. PLN is in the cities that are part of the Upper Silesian-Zagłębie Metropolis (nearly 3,000 premises with disclosed prices) and in Łódź (over 2.8 thousand). Thanks to the improvement of the creditworthiness of singles, but also to the introduction of affordable housing to borrowers, the development offer in the Upper Silesian-Zagłębie Metropolis increased by 231, and in Łódź by 111 units.
It was similar in most other cities. The exception was Kraków, where the offer was the smallest at the end of September (348 apartments), and during the month it decreased by 49 apartments. There were also few of them in Warsaw (411, 16 more). For the amount available to our sample single person, they could choose from 679 apartments in Wrocław (103 more than in August), in the Tricity – 885 (an increase of 155 apartments), and in Poznań – nearly 1.1 thousand. (36 premises added).
Of course, in most of the largest metropolises, single people could only afford a two-room apartment, although in Łódź and the Upper Silesian-Zagłębie Metropolis they could also easily find a three-room apartment.
