Liberty Tower. The most modern residential skyscraper

Resi Capital by Cavatina reveals the behind-the-scenes of the creation of the 140-meter tower at ul. Grzybowska 54 in Wola – one of the few apartment buildings of this class and height in Poland. The project was created in the internal Design Department of Cavatina Group under the supervision of architect Piotr Jasiński. The building has already sold one hundred apartments and has a building permit issued at the beginning of 2026. Now it talks about its architecture for the first time.

The only tower with such extensive wellbeing facilities

When designing Liberty Tower, Cavatina’s architects followed the patterns of Manhattan and Dubai – metropolitan skyscrapers in which prestige is built into every detail, and the common spaces are not only functional, but constitute a full-fledged architectural experience. The ambition was to create a building that would occupy the same place in the Warsaw skyline as the iconic residential towers of New York or London – recognizable, unique and designed so as not to lose its value over the decades. Liberty Tower is the only apartment building in Warsaw that combines a 140-meter height with such luxurious facilities – a SPA zone with three types of saunas and a jacuzzi, a gym, a cinema room, a massage room, an art gallery and a 24-hour concierge – available only to apartment owners.

No other residential investment in the capital offers this class and scale.

– The modern housing standard is not about the number of amenities, but about how many decisions we take off the tenants’ shoulders. Today, the ability to use the city center without having to submit to its intensity is becoming a real value – says Anna Łagowska-Cioch, vice-president of Resi Capital by Cavatina.

Three blocks that solve an equation

The most difficult design challenge was the location: the very center of Warsaw, surrounded by dense residential buildings. Polish regulations precisely define the minimum sunlight exposure times for residential premises. For each window of each neighboring building, Cavatina’s architects carried out calculations down to the minute.

The result of these calculations is a solid composed of three separate polygonal segments, placed one on top of the other and slightly rotated against each other. None of them are based on a rectangle or square – each has an irregular polygon base with planes at different angles. The lower segment – ​​the podium – continues the frontage of Grzybowska; At its top there is a terrace for residents. The two higher ones form the proper tower, the middle one and the top one, twisted in different directions – and it is this twist that determines the character of the silhouette.

Vertical divisions of the façade enhance the soaring shape of the building: the building grows upwards, attracts attention from a distance and changes depending on the angle of observation. From the intersection of Żelazna and Grzybowska streets, Liberty Tower by Cavatina looks different than from a distance, and even different from the upper floors of the surrounding tenement houses. The polygonal bases of the shapes mean that each wall has a different width and catches the light differently at every time of the day.

– If we have a typically cuboidal building, the perception is that it looks similar from every point. When it comes to complex shapes, the image changes. And this creates the dynamism and uniqueness of Liberty Tower – the variability of form depending on the place of observation – explains Piotr Jasiński, architect, director of the Cavatina Group Design Department.

Class A office standard transferred to housing

The Liberty Tower facade is a full aluminum and glass curtain wall from floor to ceiling – a solution previously reserved for class A office buildings. Each apartment has unlimited access to the view and maximum natural lighting. Loggias were used in parts below 55 meters; above this limit, Polish construction law prohibits the installation of openable windows and balconies.

Resi Capital by Cavatina solved this problem by using technology used in its own office projects: vertical silver perforated strips are built into the facade of each room on each floor. Behind each of them there are tall, narrow, swinging doors. The resident can open them and let in fresh air from outside – regardless of whether the ventilation meets all sanitary requirements. This is one of the first applications of this solution in Polish high-rise residential construction.

– People like to be able to open the window. This sense of freedom and contact with the outside has a soothing effect on us – here this possibility is provided in every room – says Piotr Jasiński.

Wola on a new level: an address that is ahead of the city

Liberty Tower by Cavatina is being built in a quarter that has become the most dynamically changing address in Warsaw in recent years. In the immediate vicinity, Browary Warszawskie, the Norblin Factory, schools, kindergartens and green areas – surroundings that neither Złota nor the area around Plac Defilad offer to a comparable extent. The ground floor at Grzybowska Street is enlivened by service premises with glass windows and a representative lobby visible from the outside – a space open to the district. The five-story underground garage has 267 spaces, half of which are prepared for charging electric vehicles. Bicycle rooms with the number of racks equal to the number of apartments, full accessibility for people with various types of disabilities.

Designed to last for decades

The style, which Jasiński describes as contemporary minimalism, refers to the tradition of Warsaw high-rise architecture – glass skyscrapers with pure proportions and restrained elegance. Aluminum, glass, metallic cladding – materials selected so that they will not be found in fashion catalogs in ten years’ time. Luxury that doesn’t scream.

– A more universal language makes buildings attractive for many, many years. Those who buy premium apartments want their building to please the eye for decades. This is an inseparable element of prestige – summarizes Piotr Jasiński.

Liberty Tower by Cavatina grows out of the belief that Warsaw is becoming a city that can offer what the best metropolises in the world have been offering for a long time: high life, in the middle of everything, without compromise. The building was designed so that at every height, in every room, there was full contact with the outside world – your own breath, your own shot of the city. Technology serves man here, irreversibly. All technical solutions – from the ventilation system to the five-story underground garage and class A infrastructure – are a means, not an end. The goal is the feeling that precedes it: that you live in a place you truly deserve.
