The second quarter brought changes in supply and projects in construction on the warehouse market. The most investments are focused in three voivodships.
The Polish Chamber of Commercial Real Estate (Pink) published data on the warehouse market for the second quarter of 2025. At the end of June, the total resources of the modern warehouse and industrial area amounted to 36 million sq m. The largest markets are: Mazowieckie (7.19 million sq m), Silesian (6.15 million sq m) and Lower Silesian (5.30 million sq m).
Warehouse market – new supply and construction in progress
In April -June, 468.4 thousand were commissioned. sq m. new area, which means a decrease of 40 percent. r/r. The most new supply was recorded in the Śląskie Voivodeships (137.8 thousand sq m), Mazowieckie (100.6 thousand sq m) and West Pomeranian (86.5 thousand sq m).
1.47 million sq m remained under construction. area, by 26 percent less than a year ago. Masovian (32 percent), Silesian (14 %) and Łódź and Pomeranian (12 % each) had the largest share in investments in progress.
Warehouse market – vacancy rates
The Pink report shows that at the end of June the vacancy rate was 8.2 percent, which means a decrease of 0.2 pp against the first quarter and by 0.1 pp in annual terms. The highest values were recorded in the Lubuskie (18.4 percent), Świętokrzyskie (17.2 percent) and Pomeranian (10.7 %) provinces.
The lowest level was recorded in the Opolskie Voivodeship (1.7 percent) and in Podlasie and Warmian-Masurian (0 % each).
Demand for warehouse space
Gross demand in the second quarter of 2025 amounted to 1.84 million sq m, which means an increase of 7 percent. r/r. Lower Silesian markets (315,000 sq m), Silesian (306,000 sq m) and Mazowiecki (303,000 sq m) were the greatest interest of tenants. The demand structure was dominated by extensions of contracts (53 percent), and new contracts – including BTS projects – constituted 42 percent, with expansions of about 5 percent.
Expert: “The Polish warehouse market enters the stabilization phase”
According to experts, the storage market in Poland after years of intensive growth enters a period of greater balance and selective approach to new investments.
– The warehouse market in Poland is entering the stabilization phase after years of dynamic growth. This prompts developers to be more cautious and focusing on BTS (build-to-Suit) projects, precisely adapted to the needs of tenants-says Adam Szmania, director of Lafrentz Construction in an interview with “Wprost”.
As he notes, Poland remains an attractive market – its location and infrastructure attract investors, and the trend of nearshoring creates new perspectives.
– Sustainable development becomes a standard. BREEAM certificates, energy efficiency and Smart Building technologies are now inherent elements of modern warehouse facilities. In subsequent years, it will be crucial to combine innovation, flexibility and deep understanding of the needs of tenants, which will allow further, sustainable development of the warehouse sector – forecasts Szmania.
