Large slab blocks are ticking like a bomb. Experts say 3-5 years
Experts warn: mass pipe failures are coming in prefabricated blocks of flats. The first signals may appear soon.
In blocks of flats made of prefabricated panels, the problem of installations installed in the times of the Polish People’s Republic is becoming more and more common. Experts warn that in the next 3-5 years, residents may experience massive failures of water and sewage systems. This mainly concerns pipes that have not been replaced since the buildings were built.
Old installation
Many older blocks still have cast iron or steel pipes, including galvanized steel pipes, which were particularly popular in the 1960s, 1970s and 1980s. Although they often look solid from the outside, their interior is almost completely covered with scale and rust. The corrosion process develops over the years – slowly, almost imperceptibly – until it finally leads to weakening of the walls and sudden rupture of the cable.
Specialists indicate that the first stage of degradation is the deposition of sediment on the inner walls of pipes. Over time, this reduces their cross-section and limits the water flow. As a result, the installation becomes increasingly susceptible to damage. Cracking may occur, among others: with a sudden change in pressure, but the physicochemical parameters of water and operating conditions also have an impact.
The problem is that for many years the installations operated without major disruptions, which lulled the residents’ vigilance. Meanwhile, failures usually appear suddenly and without warning. Often, a neighbor on the lower floor is the first to hear about a burst pipe – when water starts dripping from the ceiling. A flooded apartment, swollen floor, expensive drying and long compensation procedures are a scenario that is repeated more and more often.
Disturbing signals
Experts emphasize, however, that old installations can “send alarm signals” earlier. Unusual sounds in the walls, noises in the pipes, drop in tap pressure or deterioration of water quality may be disturbing. Such symptoms may indicate that the installation is reaching the end of its service life.
Preventive actions and awareness of the age of the system are crucial. Regular inspections and monitoring of water pressure can help delay the occurrence of a serious problem. Otherwise – as the above-mentioned analyzes indicate – in the next few years, residents of prefabricated blocks of flats may face a wave of failures in water and sewage installations.
