Recently, there has been a lot of talk about the rising prices of apartments and less and less buyers’ activity. Many potential investors are waiting for a better moment with the finalization of the transaction. Others look for the moment when housing loans are cheaper. This does not mean that there is a lack of people on the real estate market who want to buy their own apartment in the coming months. Who are these people? The answer to this question is provided by the analysis “It’s us. Buyer 2025”. Who created it and what can we learn thanks to this?

A man is behind the transaction

The Portal Nieruchomości-online.pl in cooperation with the Inquiry Research Agency on the YouGov-based basis provided us with valuable information about active buyers. The analysis covered 600 people who plan to buy an apartment or house in the coming months. This is important knowledge, because there are people behind each purchase and sale transaction. If we get to know their goals, life stage or family situation, it will be easier for us to understand why they want to buy the property right now. This information, not always directly related to the real estate sector, will be useful not only to intermediaries.

It happens that in the thicket of analyzes and economic indicators we forget that real estate market transactions are primarily people with individual needs and their own goals. The latest project of the real estate portal-online.pl creates the first deepened characteristics of buyers. This is a broad analysis taking into account their customs, views and attitudes. Thanks to this, both sellers and brokers can better respond to their needs.

Who are the buyers?

The decision to buy an apartment or house is often one of the most important investments in life. The activity of the real estate market depends on many factors, a lot of which are not related to financial issues. Our professional and family situation also matters or more generally the life stage at which we are. That is why analysts focused on various aspects of the lives of active buyers and asked them about it in the survey. Thanks to the results of the study, we can get to know this diverse group, which connects a lot.

Although the activity of the real estate market may seem like a domain of middle -aged people, the analysis shows that every third buyer is a person over 55 years of age. Another most numerous group among respondents constituting 28% are people from 35 to 44 years old. They are often parents of slightly older children. The changing needs of the family are in this case the motivation to change the apartment. It is not surprising that young people aged 18 to 24 constitute only 6% of the collection of potential buyers. People of this age rarely have a stable financial situation to afford their own housing.

Research work of specialists in the real estate portal-Online shows that the most active buyers live in the Mazowieckie voivodship. As many as 20% of respondents come from there. There are 14% of buyers from Warsaw, 6% outside this city. The inhabitants of Silesia and Lesser Poland are also active. At the other end of the scale are Podlasie, Lublin and Podkarpackie voivodships. Based on this data, you can clearly see the relationship between the wealth of a given region and the purchasing activity of people living there. The worse the financial condition of a given region, the fewer people who want to buy a place in the coming months.

Willingness to buy an apartment and family

Almost half of the people who declare that they will buy a flat soon, have children. Much more often it is offspring over 7 years old. Parents of young children decide much less often to change the apartment and such a serious investment. According to the analysis, 22% of active buyers raise one child and 16% two. However, it is worth noting that more than half, because 53% of people covered by the study, are childless. This group also includes parents of adult children who already live outside the family home. In addition, more than half of the buyers are people in marriage. Almost 20% of respondents remain in informal relationships. Every tenth buyer decides to do this decision under the influence of a changing family situation, i.e. divorce or separation.

Interestingly, 20% of respondents believe that friends are more important than family, and every third look at marriage as an outdated institution. These are the views of the young generation, which is taking its first steps on the real estate market. As many as 67% of respondents call pets their family. Almost half of the study group has a dog, and the cat at home is almost 40% of the surveyed people. This is important, because since pets are of such meaning to them, they will probably look for a place where it will also be comfortable to quadrupeds.

How do the buyer work?

As many as 51% of respondents are private sector employees. Only every fifth potential buyer is employed in the budget. As many as 6 out of 10 people who will soon buy a flat, work in a higher position related to professional responsibility. According to the study, 35% of people covered by the study are middle and lower level managers. Only 14% of this group are company owners and presidents, and 10% work at a director’s position.

Interestingly, the active buyers are not too attached to their work. As many as 62% of them declare that it may change the occupation in the coming year. For more than half of the respondents (54%), work is only a means of money to earn money. The study also confirms the trend of returning employees to offices. Over 50% of active buyers work only in stationary mode.
