It’s not only Warsaw that focuses on height. This city surprised again

The average block of flats built by developers in Poland has four or five floors. This does not mean, however, that there is a lack of much higher investments on the market.

Data from the Central Statistical Office (GUS) analyzed by the RynekPierwotny.pl portal show in which cities multi-family buildings with at least eight floors were most frequently put into use in 2025. Although the largest metropolises are at the top of the list, one city again attracts special attention.

High-rise apartment buildings are still a small part of the market

According to data from the Central Statistical Office, a typical new multi-family building constructed in Poland is constructed using improved traditional technology and has four to five above-ground floors. Higher investments are still a minority, although they are becoming more and more visible in the largest urban centers.

Experts from the RynekPierwotny.pl portal calculated that throughout 2025, developers completed 172 multi-family buildings with at least eight floors. That’s about 7 percent. out of all 2,336 blocks put into operation during this period.

– First of all, it is worth noting that throughout last year, developers put into use 172 multi-family buildings with at least eight above-ground floors. Warsaw is a clear leader. Rzeszów is high again

The analysis shows a clear concentration of high-rise buildings in the largest cities. This is the effect of, among others, high land prices, limited availability of investment areas and local planning conditions.

The largest number of multi-family buildings with at least eight floors were put into use in 2025 in the following cities:

• Warsaw – 42 multi-family buildings,

• Wrocław – 18 buildings,

• Gdańsk – 17 buildings,

• Kraków – 14 buildings,

• Katowice – 12 buildings,

• Rzeszów – 10 buildings,

• Łódź – 6 buildings,

• Poznań – 6 buildings,

• Kielce – 5 buildings,

• Lublin – 4 buildings,

• Radom – 4 buildings,

• Szczecin – 4 buildings.

The leader of the ranking is not a surprise, but the position of Rzeszów is noteworthy, as it has been at the forefront of the country in terms of the number of new high-rise residential buildings for several years.

– Rzeszów’s high position in the above mini-ranking may come as some surprise. Let us remember, however, that the capital of Podkarpacie was previously ranked fourth (2024, 15 highest blocks) and third (2022, 20 blocks) – notes Andrzej Prajsnar.

The map shows a clear trend

The map prepared by experts clearly illustrates the location of high-rise residential buildings in Poland. The largest agglomerations dominate, where the pressure for efficient use of land favors the construction of taller buildings.

At the same time, experts from the RynekPierwotny.pl portal point out that the Central Statistical Office statistics have their limitations.

– The Central Statistical Office treats collectively all buildings with at least eight above-ground floors. Therefore, it is impossible to easily check where, for example, development blocks with several storeys were completed last year, notes Prajsnar.
