Interactive visualizations of apartments are changing the market

Technologies known from games are reaching the real estate market. Interactive visualizations allow you to “enter” the apartment before construction and even check the view from the window – an element that increasingly determines the purchase decision.

Where did the idea come from to show investments not only in the form of visualizations, but fully interactively?

For two reasons. First, there are technological possibilities that did not exist before. Technologies developed for computer games have achieved such efficiency that they enable very fast rendering of advanced graphics and are also used in films and visualizations. Thanks to this, we can now create realistic 3D models en masse and use them to power applications that allow the user to “enter” the investment themselves.

The second reason is market need. In many industries – from the automotive industry to furniture – product configurators are standard. Meanwhile, when purchasing an apartment, which is a much larger expense, the client was forced to rely on static visualizations and 2D projections for a long time. It was no longer enough.

What surprises customers the most when they see such visualizations of their future apartment?

Most often, the view from the window. You can still imagine the layout of the apartment based on the floor plan, but what you actually see outside the window is practically impossible to recreate without entering the premises.

This element often turns out to be crucial for the purchase decision. Traditional marketing materials show the building from the outside, and what is more important for the buyer is how they will live in it – what they will see on a daily basis. Our tools allow you to check it in advance and it really arouses emotions, because before it was simply impossible.

To what extent is it just a convenient addition and to what extent is it a real change for the market?

It’s more than just an accessory. This type of technology increases the certainty of the purchase decision. The customer can more precisely verify what he or she is buying – not only the layout of the apartment, but also the sunlight and surroundings. Importantly, such elements cannot be “beautified” in any way. You can present the interior differently, but you cannot change the actual view from the window or the layout of the building in space. In Poland, this is particularly important because we often buy apartments at the construction stage, i.e. the so-called hole in the ground. In such a situation, any technology that reduces uncertainty has a real impact on the market and customer decisions.
